Business-expense sensitivity; not lender program tiers
  • This is an income planning model, not a lender underwriting decision. Deposit eligibility, ownership treatment, income trends and expense methods vary.
  • Personal-statement mode assumes the eligible deposits already represent your personal income after business expenses. Do not deduct the same expenses twice.
  • The DTI target is your editable assumption. The housing budget includes principal, interest, taxes, insurance, association dues and any mortgage insurance.

Put the estimate to work

How to use this bank statement loan calculator

Start with eligible deposits

Choose the statement period and enter total deposits across that entire period. Subtract amounts that should not represent recurring income, such as transfers between your own accounts or borrowed funds. The calculator averages the remaining deposits; it does not determine which deposits a lender will accept.

Separate business revenue from personal income

Business statements can show gross revenue before operating expenses. The business model applies your expense factor and ownership share. Personal mode assumes eligible deposits already represent personal income after business expenses, so it does not apply that business expense deduction again.

Turn income into a planning budget

Add other eligible income and monthly debts, then enter a DTI target. The result estimates room for the complete housing payment, not just principal and interest. Actual review may consider income trends, business history, expense documentation and reserves. For a Florida purchase, include property-specific insurance and tax estimates before comparing homes.

Business monthly income = (period deposits − excluded deposits) ÷ statement months × (1 − expense factor) × ownership share.

A simple example. For $360,000 in annual deposits, $24,000 excluded deposits, a 50% expense factor and 100% ownership, estimated monthly statement income is $14,000.

Schedule a consultation
Does this calculator approve a bank statement mortgage?

No. It illustrates an income calculation and a budget under your assumptions. A lender must review deposit eligibility, documentation and the full loan scenario.

Should I use 12 or 24 months of deposits?

Use a complete period matching the documentation being considered. Divide the total deposits by that same number of months. Do not enter a monthly deposit figure as the entire period total.

What business expense factor should I enter?

Use an expense assumption that can be supported for your business and reviewed by the lender. The starting value and sensitivity table are examples, not available program tiers.

Do I need to upload my bank statements?

No. This tool uses manually entered amounts and calculates in your browser. Do not enter account numbers or other sensitive financial identifiers.
