USDA loans in Florida for eligible homebuyers.

USDA financing may be an option for an eligible primary home in a qualifying area. Bennett Capital Partners helps you review the property, household income and available lender requirements before you rely on USDA financing for an offer.

Start with the address and household income.

USDA loans in Florida can help eligible buyers purchase a primary home in a USDA-designated rural area without a required down payment. Some suburban locations qualify too; the exact address determines the starting fit. The Section 502 Guaranteed program uses a 30-year fixed-rate mortgage through an approved private lender. You do not have to be a first-time buyer, and the home does not have to be a farm.

Check the property

Enter the complete address in the official USDA property eligibility map. Select Single Family Housing Guaranteed. A city name, county or ZIP code cannot establish eligibility for a particular home.

Check the household

Use the USDA income eligibility tool for the property location, household size and Guaranteed program. Include the requested household income, even when a household member will not sign the mortgage.

An eligible map result is a starting point. The lender still reviews income, credit, the appraisal and property condition, and USDA makes the final program eligibility determination.

Two income calculations answer different questions.

The Guaranteed program does not use the Direct program’s area loan limits. Your borrowing amount depends on repayment ability, property value and program requirements; income eligibility alone does not establish a maximum budget.

A household can fall within the program limit and still need a lower purchase budget. It can also have enough income to afford the payment but exceed the eligibility limit.

Eligibility income

USDA compares adjusted household income with its published limit for the area and household size. Applicable income from adult household members may count, including non-borrowers. Permitted exclusions and deductions are evaluated under USDA rules.

Repayment income

The lender separately determines the borrowers’ stable, documented qualifying income and existing obligations. Income included in the household eligibility calculation does not automatically become income available to qualify for the mortgage.

Credit, debts and available assets also matter.

USDA’s standard repayment benchmarks are 29% of qualifying income for housing costs and 41% for total debt, including housing. Approved underwriting findings or permitted exceptions can allow higher ratios; these are not universal approval cutoffs. See USDA’s ratio guidance.

USDA does not set a universal minimum credit score for the Guaranteed program. Individual lenders may require a minimum score or apply other credit standards. Payment history, recurring debts and the underwriting result affect approval; a score alone is not a decision.

The lender also verifies eligible citizenship or immigration status and whether the applicant can obtain traditional conventional credit under USDA’s specific test. Meeting all of that test’s asset, debt and credit criteria makes an applicant ineligible for Guaranteed financing. Owning another home also requires a separate eligibility review.

See USDA’s applicant requirements and income guidance. Bennett Capital Partners Mortgage Brokers can discuss available lender channels for your circumstances; lender participation and approval are not guaranteed.

No required down payment still leaves costs to plan for.

The Guaranteed program has an upfront guarantee fee and an annual fee. These are different from conventional private mortgage insurance, but both belong in your cost comparison.

1.00% upfront fee

The applicable upfront guarantee fee may be financed, subject to program requirements, or paid at closing. Financing it increases the amount you owe.

0.35% annual fee

The annual fee is calculated using the average scheduled unpaid principal balance. It is commonly collected through the monthly payment. It does not cancel under the conventional PMI equity rules.

Closing costs and prepaids

Appraisal, title and settlement charges, prepaid interest, taxes, insurance and initial escrow deposits can still require funds. Ask whether an applicable USDA technology fee is included in your Loan Estimate.

Fee percentages are from USDA’s FY 2027 fee notice, effective October 1, 2026 through September 30, 2027. These are program fees, not an interest rate or APR.

How much cash will you need?

For a standard purchase, USDA limits seller and other interested-party contributions toward eligible costs to 6% of the sales price. Specific exclusions and construction rules apply; the lender must confirm the allowed amount. See USDA’s eligible-cost rules.

Permitted seller contributions, eligible gifts or lender credits may help. Some eligible closing costs can be financed when the appraised value supports them and program limits allow. Do not assume every expense can be added to the mortgage: financing above appraised value is generally limited to the financed guarantee fee.

Ask for a property-specific estimate that separates cash to close from the monthly payment. In Florida, obtain homeowners and any required flood insurance quotes early. Taxes, insurance and association dues can change the affordable purchase price substantially.

Use the USDA loan calculator for an initial estimate, then compare the lender’s Loan Estimate. Our Florida USDA eligibility and costs guide covers the rules in greater detail.

The home must qualify beyond its location.

Guaranteed financing is for an eligible primary residence, not a vacation home or rental-property purchase. The lender reviews value, condition, access and applicable property standards.

  • Existing homes: raise roof, repair and insurance concerns before the appraisal. Private well and septic systems may require supporting documentation.
  • Condos and manufactured homes: eligible properties can qualify, but the project, home and lender must meet the applicable requirements. Confirm these before relying on a preapproval.
  • New construction: USDA has construction options, but lender participation, builder approval and completion requirements need separate confirmation.
  • Land and acreage: a home on a larger parcel needs a property review. This housing program is not a standalone vacant-land loan or farm-business financing.

For a separate lot purchase, see land loans. For a building project, begin with our construction financing overview and ask whether a USDA channel is available.

Choose the correct USDA program.

Section 502 Guaranteed

An approved private lender makes the mortgage with a USDA guarantee. This page focuses on reviewing an available Guaranteed channel through Bennett Capital Partners, a mortgage broker.

Section 502 Direct

USDA Rural Development lends directly to eligible low- and very-low-income applicants. Its application and assistance rules differ. Contact the Florida USDA Direct program rather than treating it as a private-lender mortgage.

Section 504 Repair

A separate USDA repair loan or grant program for qualifying existing homeowners. It is not a home-purchase mortgage. Bennett Capital Partners does not issue USDA Direct loans or government grants.

If USDA does not fit, compare the next route.

Address or income does not qualify

Compare FHA loans and conventional mortgages. Each has its own qualification and cost structure. For affordable conventional options, review HomeReady and Home Possible income and borrower requirements.

Military service eligibility

Review VA financing if you are an eligible veteran, service member or surviving spouse. Compare total costs and property requirements rather than choosing solely by the down payment.

Refinancing an existing USDA loan

USDA refinance routes have separate requirements for an existing USDA mortgage. Start a refinance review with your current loan type, payment history and objective. Purchase eligibility alone does not establish refinance eligibility.

USDA Loans FAQ

Are USDA loans only for first-time homebuyers?

No. Eligible repeat buyers may qualify when the household, property, occupancy and loan satisfy the applicable program and lender requirements.

How do I know whether a Florida property is USDA eligible?

Check the complete address in the official USDA property eligibility tool for the correct program, then confirm the result during the lender review. County or ZIP code alone is not enough.

Does every household member’s income count?

Applicable household income may count even when the person is not a borrower. USDA rules include specific exclusions and adjustments, so provide the full household information requested for the eligibility calculation.

Is the USDA income limit the same throughout Florida?

No. The applicable limit depends on location, household size and program rules. Use current USDA information for the property rather than a single statewide figure.

Does no down payment mean no closing costs?

No. Settlement charges, prepaids and program fees may still apply. The lender must confirm which costs can be financed or covered by permitted credits and how much cash you need.

Do USDA loans have mortgage insurance?

USDA Guaranteed loans do not use conventional private mortgage insurance. They have an upfront guarantee fee and an annual fee under the applicable schedule, which must be included in the cost comparison.

Can I use a USDA home loan for a rental or second home?

The Guaranteed home loan program is for an eligible primary residence, not a rental-property purchase or vacation home. Compare another financing path for investment or second-home use.

Can Bennett Capital Partners provide a USDA Direct loan or grant?

No. USDA Direct loans and repair grants have separate government application processes. We can discuss an available private-lender Guaranteed channel and explain when contacting USDA directly may be appropriate.
