Annual fee and monthly payment estimates by loan year
  • Uses the USDA Guaranteed Loan Program FY 2026 schedule: 1% upfront and 0.35% annual fee, with a 30-year fixed-rate purchase model. Verify the schedule for the date of your USDA Conditional Commitment, especially after September 30, 2026.
  • When the entire upfront fee is financed, the base loan is divided by 0.99 because the fee applies to the total loan. When paid separately, it is 1% of the base loan.
  • Annual fees use average scheduled beginning-of-month balances for each loan year, including the financed upfront fee. Amounts are planning estimates; servicer timing and rounding may differ.
  • Closing costs are paid separately in this model. Seller/lender credits, earnest-money deposits, financed settlement costs and prepaid-interest adjustments are not modeled. Add prepaid escrows and applicable technology or other transaction charges to your closing-cost budget.
  • This is not USDA Direct financing, an eligibility decision or a guarantee of zero cash needed. Check the exact property address, household income, repayment income and lender requirements.

How to use this usda loan calculator

Use the guaranteed purchase model

This calculator models a 30-year fixed-rate USDA Section 502 guaranteed purchase mortgage. It uses the FY 2026 fee schedule: 1% upfront and 0.35% annually. The interest rate is your assumption, not a quote. USDA Direct loans are a different program and are outside this model. Confirm which fee schedule applies to the date of the USDA Conditional Commitment.

Compare the upfront-fee choices

Financing the entire fee increases the balance on which the upfront fee is calculated, so the base loan is divided by 0.99. Paying the fee separately keeps the mortgage at the base amount and adds the charge to the closing budget. The annual fee estimate uses scheduled balances and remains separate from property insurance. The year-by-year table shows its effect on the payment.

Check Florida property and income eligibility

A payment estimate does not confirm USDA eligibility. Check the exact address on USDA’s official eligibility site, then review household income and repayment income separately. Include realistic Florida insurance, property taxes and association expenses. No required down payment does not mean there are no closing costs; this model keeps those costs separate from the mortgage.

With the entire 1% upfront fee financed: total mortgage = base loan ÷ 0.99. Upfront fee = total mortgage × 1%. Estimated annual fee = average scheduled balance for the loan year × 0.35%.

A simple example. A $100,000 base loan becomes approximately $101,010.10 when the full 1% upfront fee is financed. Paying the fee separately leaves a $100,000 mortgage and a $1,000 upfront fee at closing.

Does the USDA calculator include taxes and insurance?

Yes. It includes your annual tax and property-insurance estimates, monthly association dues and USDA annual fee in the displayed total. These property costs are held constant and can change in practice.

Is the USDA annual fee the same as conventional PMI?

No. USDA guaranteed loans use a program annual fee. This model keeps it for the life of the scheduled loan while it remains outstanding; it does not apply a conventional-PMI cancellation threshold.

Does the result tell me whether an address or household qualifies?

No. Use the official USDA eligibility tools for the exact property address and household-income review. The lender separately evaluates repayment income, credit, debt and property requirements.

Which USDA fee year does this calculator use?

It uses FY 2026, October 1, 2025 through September 30, 2026: 1% upfront and 0.35% annual fee. Verify the fee schedule that applies to your Conditional Commitment, particularly for a later fiscal year. Fees are not a live rate feed.
