A condo-hotel purchase
Confirm that the lender accepts the project and the way you intend to use it.

Financing a condo-hotel requires more than a rental projection. We help Florida buyers and owners review the unit, hotel operations, borrower qualifications and cash requirements for a purchase or refinance.
A condotel loan finances an eligible individually owned unit in a condominium project that operates with hotel-style characteristics. Front-desk services, rental programs, and occupancy restrictions can put these properties outside standard conventional condo financing. A specialty lender evaluates the unit and the project’s operating structure.
A borrower pre-approval alone does not establish that a condotel qualifies.

A listing that allows nightly rentals does not, by itself, settle the financing category. Review the legal structure, project operation, rental arrangements, and owner rights. Hotel services and restrictions may change which lenders will consider the unit.
| Feature | Question to ask |
|---|---|
| Management and rental desk | Who manages bookings, guest services, and access to the unit? |
| Rental participation | Is participation optional or mandatory, and are income or commissions shared? An optional program does not by itself establish agency eligibility. |
| Personal occupancy | Can the owner use the unit freely, or are stays limited? |
| Income sharing | Does revenue belong to the individual unit or a rental pool? |
| Title and facilities | What is owned with the unit, and who controls essential facilities? |
Fannie Mae lists projects operated or managed as hotels or motels as ineligible, even when units are individually owned. A specialty condotel program must separately accept the property; a strong borrower profile does not resolve a project exclusion.
Read Fannie Mae’s project eligibility guidance.
Freddie Mac also identifies condominium hotels and similar transient housing as ineligible. See Freddie Mac Guide Section 5701.3.
A specialty review should confirm the project is within the lender’s condotel criteria. The fact that another owner financed a unit does not establish the terms available for a different purchase.
| Unit detail | Why to disclose it |
|---|---|
| Studio, bedroom count and interior size | Programs can differ on acceptable layouts and unit characteristics. |
| Kitchen and living facilities | A kitchenette or hotel-room layout may be treated differently from a residential unit. |
| Access and legal ownership | The lender needs to understand the unit interest and access to essential facilities. |
| Comparable sales | A valuation must support this unit and property category, not an unrelated residential condo. |
Send the floor plan and listing with the initial request. Do not assume a unit qualifies simply because the lender has financed another building with the same hotel brand.
Start with booking revenue excluding guest taxes collected for remittance. Then identify management fees, booking costs, owner charges, maintenance, property insurance and taxes, and association dues. Reconcile each deduction to the operator statement so expenses are not counted twice.
This is a hypothetical owner budget, not a quoted rental return or lender DSCR calculation. It does not include every possible expense. A lender may use a different rental source, averaging period, expense treatment, or payment calculation. Ask which method applies.
Using the same hypothetical budget, $4,500 in bookings minus a 30% management and booking charge ($1,350) and the same $1,900 in other costs leaves $1,250 before mortgage payments. The available cash falls $1,050. Actual charges may include minimums or other expenses.
Request a full seasonal picture, including owner-use periods, refunds and operating interruptions. Confirm whether the lender accepts historical statements, an appraisal rent analysis or another source. This owner budget does not establish the lender’s qualifying income or DSCR.
The management agreement can affect both financing and the value of ownership. Review termination provisions, required refurbishment, revenue sharing, reserve contributions, and the ability to select a different operator. Have your adviser explain obligations that continue after the purchase.
An attractive advertised room rate does not establish the cash you receive. For a purchase, obtain current association and operator documents instead of relying only on a sales presentation.

Condotel financing may require different equity, reserves, credit, and appraisal treatment from a standard condo mortgage. Programs vary in accepted unit characteristics, project locations, ownership structures, and occupancy. Do not combine terms from unrelated program advertisements.
| Topic | Confirm in the actual offer |
|---|---|
| Property acceptance | The lender accepts this project, unit type, and rental arrangement. |
| Occupancy classification | How the lender classifies your planned use, including second-home or investment treatment, and the resulting restrictions. |
| Income method | Which rental history or borrower documentation supports the loan. |
| Cash requirement | Down payment, closing expenses, escrows, and post-closing reserves. |
| Payment and maturity | Rate structure, amortization, any interest-only period, and balance due at maturity. |
| Sale or refinance | Prepayment provisions and conditions for releasing the mortgage. |
If the plan assumes refinancing into a conventional mortgage later, verify what would have to change about the project. A future loan or change in project status is not guaranteed.
A hotel brand does not replace a review of the association, insurance and building records. Request these items early enough to address missing information before contractual deadlines.
Obtain the current budget, reserve information and approved or proposed special assessments. Identify amounts, due dates and who pays at closing.
Ask whether milestone inspections and a structural integrity reserve study apply, and request reports plus repair status. Applicability depends on the building; do not assume every condotel has identical obligations.
Have the lender and insurance professional review master and unit coverage, deductibles, rental use and any flood or wind requirements. Ask who bears a loss or interruption in bookings.
Identify who owns or controls the lobby, amenities and essential services. Request relevant agreements, required fees and unresolved disputes affecting access or operations.

Share the property address, unit type, price or estimated value, intended use, requested loan, and available management agreement. Include rental statements if income is part of the qualification plan.
Bennett Capital Partners Mortgage Brokers helps buyers across Florida, including Miami-area condo-hotel buyers, compare eligible financing channels and coordinate lender questions. For an international buyer, foreign national eligibility must be confirmed alongside the building. For a condo with a different project exception, review non-warrantable condo loans. Request a condotel scenario review.

Eligible condo-hotel units may qualify through specialty programs. The lender must accept the project, unit characteristics, rental structure, borrower, and intended occupancy. Standard condo eligibility should not be assumed.
No. The operating model and project documents matter, not only the permitted rental duration. Hotel services, management arrangements, and owner-use restrictions can affect classification.
A lender may accept certain rental evidence under a specific program, but a sales projection is not automatically usable income. Confirm the documentation, averaging method, and expense or payment treatment.
The amount depends on the complete program and scenario. Project, occupancy, loan size, credit, income method, and reserves all matter. Closing expenses and required liquidity may be additional.
That depends on both the ownership and rental agreements and the loan’s occupancy requirements. Confirm owner-use restrictions before selecting the financing or assuming unrestricted vacation use.
Some programs may consider eligible international buyers, but both foreign national and condotel requirements must be met within the same program. Identification, funds, documentation, and property restrictions still apply.
Potentially. The lender will review current project eligibility, value, existing debt, borrower qualification, and any cash-out request. A prior mortgage does not guarantee the new financing.
No. Condotel describes the property category; DSCR describes a way of evaluating rental cash flow. A DSCR program must specifically accept the condotel, and not every program does.
Some specialty programs may consider these units, while others restrict size, layout or cooking facilities. Provide the floor plan, unit details and project information early. There is no universal studio or square-footage rule across condotel lenders.
