Miami condo investments in 2026 require a building-level review, not just a neighborhood shortlist. Compare rental permissions, association reserves, assessments, insurance and realistic cash flow before choosing a unit. Financing depends on both the borrower and the condominium project.

Key Takeaways
- Review the building: reserves, inspections, insurance and assessments can change both ownership costs and financing eligibility.
- Verify rental permissions: association rules and municipal requirements must both support your intended use.
- Compare neighborhoods by the unit: use similar closed sales and executed leases instead of broad luxury-market claims.
- Test net cash flow: include vacancy, association dues, taxes, insurance, management and the mortgage payment.
- Check current project terms: obtain written prices, deposits and closing conditions for luxury and pre-construction condos.
Compare Miami-area neighborhoods, explore official resources for luxury condo projects, and learn how to evaluate completed and pre-construction purchases using current market context and practical due diligence.
Bennett Capital Partners Mortgage Brokers helps buyers evaluate financing paths for eligible condo purchases throughout South Florida. Start with the condo financing options when you are ready to discuss a specific property.
Understanding Miami Condo Investments in 2026
A Miami condo can be a worthwhile investment when the permitted rental income, ownership costs and financing work together. A waterfront view or a recognized building name does not establish profitability. Review the unit and the condominium association as separate parts of the purchase.
Start by choosing an investment strategy: a long-term rental, a legally permitted short-term rental, a property for personal use, or a resale after a longer holding period. Those choices change the tenant pool, expenses and mortgage classification. Tell your broker how you actually intend to use the property; occasional personal use does not automatically make a rental investment eligible for second-home financing.
Compare completed condos with new construction using the same financial assumptions. A resale unit may have operating history and leases to review. A pre-construction purchase requires deposits before rental income begins and leaves financing and delivery conditions to be resolved later. For broader property types, see our Miami investment properties guide.
Compare Miami Condo Neighborhoods and Buildings
There is no single best neighborhood for every investor. Compare the exact building, floor plan and lease restrictions before choosing between Brickell, Downtown Miami, Edgewater or the beach communities. The examples below are research starting points, not a list of approved projects or recommended purchases.
| Area | Buildings to research | What to compare |
|---|---|---|
| Brickell | 500 Brickell East, Brickell Heights East, Icon Brickell II | Closed sales and executed leases for similar units; parking, association fees and each tower’s rental policy. |
| Downtown Miami | Centro, Met 1, Vizcayne | Floor-plan usability, parking arrangements, nearby competing rentals and building-specific lease limits. |
| Edgewater | Bay House, Gran Paraiso, Paraiso Bay, Quantum on the Bay | View premiums versus achievable rent, recurring fees and competing waterfront inventory. |
| Miami Beach / South Beach | Blue Diamond, La Gorce Palace, Mirador 1200 | Municipal rental permissions, association restrictions, inspection findings and coastal ownership costs. |
| Sunny Isles Beach | La Perla, Oceania III, St. Tropez | Rental minimums and frequency, seasonal demand, amenities and insurance costs. |
| Aventura / Key Biscayne | Aventura Marina 2, The Parc at Turnberry Isle, Mar Azul | Comparable rents, association finances, access and carrying costs for the intended tenant market. |
Explore Miami Condo Financing
Discuss financing options for your property and financial goals.
- Loan Options
- Estimated Payments
- Property Review
Ask a licensed real estate agent for recent closed sales and executed leases, rather than relying only on asking prices. Compare units with similar size, condition, exposure and parking. An oceanfront penthouse and an interior one-bedroom are different investments even when they share an address.
Use our Edgewater condo guide and Miami Beach area guide for more local context. Confirm the municipality for the property: Miami Beach, Sunny Isles Beach, Bal Harbour and the City of Miami do not share one rental ordinance.
"As a licensed mortgage broker specializing in condo financing, I've developed expertise working with multiple wholesale and private lenders who understand the unique challenges of Miami condo loans. Many investors choose Bennett Capital Partners because our extensive lender relationships provide financing solutions for warrantable condos, non-warrantable condos, and condotels that traditional banks often decline. Whether you're purchasing a condo in Brickell, South Beach, or anywhere in South Florida, our brokerage connects you with lenders who specialize in condo investments and understand the local market."
Luxury Condo Projects: Look Beyond the Brand
Miami luxury condos and branded residences can offer extensive services, distinctive architecture and waterfront locations. Those features also create expenses that belong in the investment analysis. The question is whether the specific unit’s rent or intended use justifies its total cost, including a future resale.
| Project resource | Location | Questions for the sales team |
|---|---|---|
| Villa Miami | Edgewater | Obtain the current floor plan, offering documents, service charges and construction update. |
| Cipriani Residences Miami | Brickell | Confirm residence availability, rental terms, estimated association budget and included services. |
| The Residences at 1428 Brickell | Brickell | Review the deposit schedule, unit specifications, parking rights and current contract terms. |
| Bentley Residences | Sunny Isles Beach | Check ownership expenses, maintenance responsibilities and the proposed operating budget. |
| Rivage Bal Harbour | Bal Harbour | Verify the current offering, coastal insurance arrangements and rental restrictions. |
Prices, incentives, inventory and delivery schedules change. Obtain a dated written quote and the applicable contract rather than relying on an earlier estimate. A developer website describes a project but does not establish lender approval.
For a branded residence, ask which services are included in regular dues and which require separate payment. Review any hotel operator agreement, mandatory membership, rental pool or restrictions on owner occupancy. A residential brand name alone does not determine whether a project is a condo hotel. Our branded residences guide explains the broader ownership considerations.
New Construction and Pre-Construction Condo Investments
Separate a completed new condo from a unit still being developed. Construction progress, a reservation agreement and an anticipated delivery date are different from a completed unit that is ready to close. A mortgage discussion today does not lock in a future approval or interest rate unless the lender’s written agreement expressly provides it.
- Deposits and liquidity: identify each payment milestone, where funds are held and the contract’s refund, default and cancellation provisions. Have your attorney review the actual agreement.
- Delivery and occupancy: request current construction information, required occupancy approvals and the conditions that permit the developer to call the closing.
- Operating costs: review the proposed association budget, insurance arrangements, service agreements and reserve funding. Estimated dues can change as the building begins operating.
- Project financing: ask the lender which project review applies, what documents remain outstanding and when eligibility can be confirmed. A lender recommendation from the sales office is not a financing guarantee.
- Exit flexibility: check assignment, resale and leasing restrictions. Allow for delayed income and a longer holding period in your cash plan.
Keep cash available for the balance due at closing, financing costs, furnishings and a period without tenants. Compare the opportunity cost of deposits with buying an existing income-producing condo. The new construction condo financing guide provides the next step for a project-specific loan discussion.
Miami Condo Market Update: August 2026 Data
The latest monthly release reviewed for this update is MIAMI REALTORS® + RWorld’s August 2026 Miami-Dade report, published September 16, 2026. It reported 911 existing condo sales, up 1% from a year earlier, and a median sale price of $408,000, down 0.49%. Existing condo inventory represented 12.1 months of supply, described by the association as a buyer’s market.
These are county-level existing-condo figures. They do not establish the value, rent or return of a particular unit, and the release says new construction, pre-construction and conversion sales are largely outside its MLS sales totals. A luxury tower’s pricing can differ substantially from the county median.
Use the data to frame negotiations, then examine the building’s own closed sales, competing listings and leasing history. Ask how long comparable units took to sell and whether concessions changed the effective price. Avoid assuming that a price reduction makes a unit inexpensive once assessments and carrying costs are included.
Estimate Cash Flow Before You Make an Offer
Underwrite a Miami condo investment using rent you can legally collect and expenses you will actually pay. Gross rent is not the amount available to service a mortgage or distribute to an owner. Include vacancy, association dues, property taxes, unit insurance, management, maintenance and any owner-paid utilities; evaluate special assessments separately.
| Illustrative monthly item | Amount |
|---|---|
| Scheduled rent | $3,800 |
| Vacancy allowance (5% of scheduled rent) | −$190 |
| Association dues | −$850 |
| Property taxes and unit insurance | −$550 |
| Management, maintenance and owner-paid costs | −$360 |
| Cash available before mortgage payment | $1,850 |
| Mortgage principal and interest | −$2,100 |
| Estimated cash flow before income taxes | −$250 |
In this example, annual cash flow is negative $3,000 before income taxes, major repairs or a special assessment. If the owner also owes a one-time $12,000 assessment, that is an additional cash requirement. Do not assume the lender will finance it or that expected appreciation will cover the shortfall.
Repeat the calculation with lower rent, a longer vacancy and higher dues. Check projected property taxes for the purchase rather than using a seller’s bill without adjustment. Obtain insurance quotes and avoid counting expenses twice when a lender’s payment estimate already includes taxes, insurance or association dues.
A lender’s debt service coverage ratio (DSCR) is a separate underwriting calculation under that program’s rules; it is not necessarily the same as your operating cash flow. Read our DSCR loan requirements guide before using rent to assess financing. Ask a tax adviser about rental reporting and personal-use days; IRS Publication 527 addresses residential rental property, including condominiums.
Association, Rental and Financing Risks
The association’s records can change the investment decision even when the unit itself looks excellent. Request the current budget, financial statements, reserve study, inspection reports, board minutes, assessment notices, insurance evidence and governing documents early. A completed condo questionnaire helps the lender review the project; it does not replace those supporting records.
Reserve Funding and Building Condition
Florida’s condominium statute, section 718.112, addresses structural integrity reserve studies (SIRS) and reserve funding. Ask which requirements and permitted timing provisions apply to the association, whether its study is complete and how repairs will be funded. A SIRS estimates component costs and funding needs; it is not interchangeable with a milestone inspection.
In 2026, “we plan to address that later” is not enough to evaluate an association’s obligations. Obtain the actual reports and written funding plan. Ask about unpaid or proposed assessments, association borrowing and work still outstanding. State-law compliance and mortgage project eligibility are separate reviews; satisfying one does not establish the other.
Verify Rental Permissions at the Address
Check the declaration, bylaws, amendments and written association rental policy for minimum lease length, permitted rental frequency, waiting periods, tenant approval and rental caps. Then confirm municipal zoning, licensing and tax requirements. A listing advertised as “Airbnb friendly” is not sufficient evidence.
The City of Miami Beach identifies vacation rentals as periods shorter than six months and one day and prohibits them in many residential locations. Permitted properties need the applicable authorization, including a Business Tax Receipt and Resort Tax account. Those rules apply to Miami Beach; verify the governing rules separately for other municipalities.
Warrantable Condos
“Warrantable” generally refers to a project that meets the applicable agency requirements for the proposed loan. The lender must evaluate the borrower, unit and project; an association’s past approval is not a permanent certification. Insurance, reserves, ownership concentration, litigation and building condition can affect the review. See Fannie Mae’s project standards and our warrantable versus non-warrantable comparison.
Non-Warrantable Condos
A non-warrantable label should prompt a specific question: which project characteristic prevents the proposed agency loan? Some alternative lenders consider selected projects, but acceptance, pricing and documentation depend on the actual program. Do not assume a larger down payment solves every defect.
Fannie Mae’s ineligible-project guidance excludes projects with unresolved critical repairs, among other characteristics. A financed repair assessment does not by itself resolve the physical problem. Review the cause before pursuing non-warrantable condo financing; some properties may remain unacceptable to available lenders.
Condo Hotels and Rental Programs
A condo hotel combines individual ownership with hotel-style operation. Mandatory rental pooling, restrictions on owner occupancy or hotel management can affect agency eligibility. Read the operating agreement for management charges, revenue allocation and personal-use limits. Compare net proceeds after all program fees rather than an advertised nightly rate. Our condotel financing guide addresses this distinct property category.
How Bennett Capital Partners Helps With Condo Financing
Bennett Capital Partners is a licensed mortgage brokerage. We can help compare financing paths and coordinate the documents needed for lender review. Your real estate agent handles property search and comparable sales, your attorney reviews legal obligations, and qualified inspection and insurance professionals assess their respective risks.
Start With the Project Documents
Provide the property address, unit number, intended use and association contact. Request the questionnaire and supporting records early enough to investigate missing information before contractual deadlines. Lenders determine project eligibility under their programs; a broker’s preliminary discussion is not a structural inspection or final project approval.
Confirm the Financing Path
Ask what is already verified, what remains conditional and what could prevent closing. Where applicable, lenders use Fannie Mae’s Condo Project Manager in their review. The building’s marketing materials and a prior buyer’s closing do not establish approval for your transaction.
Compare Programs for Your Intended Use
Conventional financing may be an option for an eligible investment property and qualified borrower. Selected non-QM programs use alternative qualification methods, such as rental-income analysis or bank statements, subject to lender terms and project acceptance. Those methods change how the borrower qualifies; they do not waive all property, insurance or safety requirements.
Review the condo mortgage loan programs page for financing options, and the condo down payment guide for a separate explanation of the cash contribution. Request a written estimate for your scenario instead of relying on a universal rate or down payment promise.
Keep Pre-Approval Separate From Final Approval
A pre-approval discussion can help establish a search budget. Final approval remains subject to the lender’s conditions, appraisal, project review and closing requirements. Keep contract financing and document-review deadlines in view, especially when an assessment or insurance issue is still unresolved.

Make the Building and the Numbers Work Together
Choose a Miami condo investment by testing three things together: lawful use, association condition and realistic cash flow. Verify the documents before committing to a price, then compare financing for the actual unit. A lower purchase price, a famous brand or a future delivery date cannot substitute for that review.
Miami Condo Investment FAQs
Are Miami condos a good investment in 2026?
They can be, but the result depends on the purchase price, permitted rent, association finances, ownership costs and financing. County market statistics are context, not a forecast for a particular unit. Test cash flow and downside scenarios before buying.
Which Miami neighborhood is best for a condo investment?
There is no universal best choice. Compare Brickell, Downtown Miami, Edgewater and beach communities using the exact building’s lease rules, recent closed sales, comparable rents and total carrying costs. Select the location that fits your intended tenant and holding period.
Can I rent a Miami condo on Airbnb?
Only when the intended rental complies with both association restrictions and the governing municipality’s rules. Miami Beach prohibits short-term rentals in many residential locations and requires authorization for permitted properties. Verify the exact address before relying on short-term rental income.
What association records should an investor request?
Request the current budget and financial statements, reserve study, inspection reports, assessment notices, insurance evidence, board minutes and governing documents. Ask how repairs will be funded and whether any work, assessments or litigation remain unresolved.
Does a warrantable condo guarantee mortgage approval?
No. Project eligibility is separate from borrower qualification, unit appraisal and the lender’s other requirements. Eligibility can change, so a past closing or association approval does not guarantee financing for your purchase.
Can a DSCR loan finance a non-warrantable condo?
Some lenders consider selected non-warrantable projects under rental-income programs, but eligibility is program-specific. A DSCR calculation does not override the lender’s project, insurance or building-condition requirements. Confirm the reason for non-warrantability and the lender’s acceptance. For rental property, review DSCR financing and its property-income requirements.
How should I evaluate a pre-construction condo?
Review deposits, contract rights, construction progress, estimated operating costs, rental and assignment restrictions, and the conditions for closing. Budget for delayed income and future financing changes. Obtain current written terms instead of relying on old starting prices or delivery estimates.
