Short-term rental loans in Florida.

Financing a short-term rental means evaluating both the property and the way it earns income. Bennett Capital Partners helps Florida investors review vacation-rental use, revenue documentation and loan structure before relying on a projected booking calendar.

A property’s appeal to guests does not establish mortgage eligibility. The lender also needs to understand the use, building type, revenue method and borrower resources.

What are short-term rental loans?

Short-term rental loans finance eligible properties intended to earn income from shorter stays, including homes marketed through Airbnb, Vrbo or other channels. These platform names describe where a property may be advertised; they do not identify a mortgage program or imply a lender partnership.

The financing review may involve a DSCR or another investment-property approach, depending on the lender and transaction. A property used primarily as a rental should be evaluated based on its actual intended use, not assumed to qualify as a personal second home.

Ask what rental income the lender will accept.

A lender may request operating statements, booking-platform records, management reports, tax documentation, an appraisal rent analysis or other evidence. Some programs consider specified projections; others rely on documented operations or another prescribed method. Acceptance of an AirDNA report or any third-party forecast must be confirmed.

Evidence or assumptionQuestion to resolve
Gross bookingsDo the figures include taxes, cleaning charges, cancellations or refunded stays?
Actual receiptsCan deposits and management statements be reconciled with reported revenue?
SeasonalityDoes the analysis cover weaker months as well as peak demand?
New operationWhat evidence is acceptable when the property has no rental history?
Personal useHow do blocked dates and owner stays affect eligibility and projected income?

A busy holiday period does not establish reliable year-round cash flow. Distinguish advertised nightly rates, booked revenue and cash actually retained by the owner.

Lender DSCR and investor cash flow are related but different.

The lender’s DSCR method defines the accepted rental income and debt or housing payment used for qualification. For residential investment loans, the denominator may include specified principal, interest, taxes, insurance and association charges. Confirm the exact method and any adjustments for short-term rentals.

Your operating budget needs a separate review of management, platform fees, utilities, cleaning, supplies, repairs, furnishings, replacement needs and vacancy. Meeting a lender’s ratio does not guarantee the property will meet your return target or generate positive cash flow after every cost.

See DSCR loan qualification for the broader cash-flow approach. There is no universal short-term rental DSCR, down payment or reserve requirement across all lenders.

Make the financing fit the rental operation.

The building can change the financing route.

A condominium, condo-hotel or property with hotel-like operations may need a different eligibility review from a detached rental house. Mandatory rental programs, front-desk services, project restrictions and association conditions can matter. An acceptable income estimate cannot cure an ineligible property type.

Our condotel financing and non-warrantable condo loan pages address separate project considerations. Those categories are not automatic approvals for every short-term rental condominium.

Obtain insurance appropriate to the actual use and any lender requirements, including flood coverage where required. Furnishings, deductibles, storm-related interruptions and repairs need their own budget. Do not assume a standard owner-occupied policy or a booking platform’s protection satisfies the mortgage lender.

Review ownership, payment structure and the holding plan.

Compare purchase or refinance proceeds, rate structure, amortization, any interest-only period, maturity and prepayment provisions. Entity ownership and personal guarantees must be confirmed with the lender. A short planned holding period makes early-payoff terms particularly relevant.

For refinancing, show existing debt, current operations and the intended use of cash-out. For a purchase or conversion, identify repairs, furnishing costs and the date the property can legally begin earning income. Funds for furniture or working capital should not be assumed included in the mortgage.

Short-Term Rental Loans in Florida FAQ

Can I get a loan for an Airbnb in Florida?

An eligible short-term rental property can be reviewed for investment financing. The lender must accept the actual use, property type, borrower and income documentation. Airbnb is a platform name, not a loan approval category.

Will the lender use projected Airbnb or AirDNA income?

That depends on the program. Some lenders accept specified projections and others use operating history or a different rental analysis. Confirm the approved evidence before relying on a forecast.

Do I need rental history before buying?

Not every program uses the same history requirement. A new operation needs a lender-approved income method and support for the proposed property use. Eligibility cannot be assumed from a projection alone.

Can I use the property personally too?

Disclose the intended personal stays and rental operation. Their effect on occupancy classification and income qualification depends on the lender and program.

Does a DSCR approval mean the rental will be profitable?

No. Qualification uses the lender’s calculation. Your investment analysis should also include management, utilities, cleaning, platform costs, furnishings, repairs, reserves and seasonal operating gaps.

Can a condo or condotel qualify?

Those property types require a separate project review. Rental restrictions, hotel-like operations, association conditions and the lender’s eligibility criteria can change the available financing path.
