A self-employed borrower
Compare business cash flow with tax-return and other accepted documentation.

Self-employed, paid by 1099, or qualifying with assets? Bennett Capital Partners Mortgage Brokers helps Florida borrowers compare Non-QM loans using bank statements, profit and loss records, eligible assets or rental income. Start with the records you have, then compare requirements and costs.
A non-QM loan is a mortgage that does not meet the applicable Qualified Mortgage criteria. It may offer a different documentation method or loan structure, but it still requires underwriting. For covered consumer mortgages, ability-to-repay requirements still matter. Non-QM is not a promise of approval or a synonym for no documentation.

Use non-QM as a starting category, then identify the specific method and trade-offs that fit your situation.
General Qualified Mortgage standards restrict features such as interest-only payments, negative amortization and terms longer than 30 years. They also set limits on pricing and certain points and fees. Balloon payments generally fall outside those standards, although limited QM exceptions exist. Alternative documentation alone does not tell you why a particular loan is classified as Non-QM; ask which criteria it does not meet.
For a covered consumer mortgage, a lender must evaluate repayment ability under the applicable rules. An alternative document can support that review; it does not remove the need for reliable information. Business-purpose investor loans involve a separate purpose and eligibility analysis and should not be confused with an owner-occupied mortgage.
Reference: CFPB explanation of Qualified Mortgages. Requirements are checked for the selected program and transaction.
Start by asking why a standard program does not fit. A different lender, a complete tax-return review, or another eligible conventional or government program may still be worth comparing.
| Question | What it means |
|---|---|
| Is the mortgage a Qualified Mortgage? | Whether it meets the applicable legal QM criteria. Non-QM is not synonymous with unregulated lending. |
| How is income documented? | Which acceptable records support the lender’s assessment, such as tax returns, bank statements or eligible assets. |
| Is this a business-purpose investor loan? | The actual purpose and occupancy determine the relevant program and regulatory analysis. A DSCR calculation alone does not answer that question. |
Bank statement loans and DSCR loans are often marketed alongside Non-QM products, but the labels describe different aspects of financing. Review the actual loan purpose, documentation and terms together.
The goal is to choose a method that reflects your real financial circumstances. Do not assume that the shortest document list will produce the best loan. An underwriter must still assess the accepted evidence and the rest of the transaction.
| Route | What is reviewed | Common misunderstanding |
|---|---|---|
| Bank statements | Eligible receipts, expenses, business ownership, and deposit trends. | Gross deposits are not automatically qualifying income. |
| 1099 income | Contract income, history, business expenses and supporting records required by the lender. | The total on a 1099 is not automatically usable net income. |
| Profit and loss mortgages | An eligible P&L statement, its preparer, business history and any required supporting statements. | A P&L alone does not guarantee approval or eliminate verification. |
| Asset-based qualification | Eligible accounts, access, adjustments, and the lender’s calculation. | Every dollar in every account is not necessarily usable. |
| DSCR investor financing | Rental evidence, housing or debt expense, property, and business purpose. | A rental program cannot be used for a home you intend to occupy. |
| Foreign national financing | Residence, identification, accepted income or assets, and property use. | Foreign citizenship alone does not select the appropriate loan. |
For the full deposit calculation, see bank statement loans. For rental-income underwriting, use the DSCR loan guide. Keeping those methods separate makes the comparison more accurate.
A past credit event does not identify a suitable program by itself. Share the type of event, relevant completion or discharge date, and your payment history since then. Waiting periods, documentation and available loan terms vary by lender and transaction. Explain whether a mortgage was included in the event. Ask which event date the lender uses before paying for an appraisal or assuming a closing deadline is realistic. See our credit-challenge mortgage guide for related considerations.
Cash to close pays the required funds at settlement. Reserves are eligible assets remaining afterward; they are not an extra fee paid to the lender.
Illustration: If you have $150,000 in verified available funds and use $110,000 at closing, $40,000 remains. That does not automatically mean you satisfy the reserve requirement: the lender must confirm eligible accounts, any asset adjustments and the required amount. This is a budgeting example, not an offer or program minimum.
Credit score, equity, loan amount, property, occupancy, and reserves are considered together. A lender’s lowest down payment may not be available with its lowest credit tier or a particular property type. Ask for the complete scenario-specific requirements.
| Factor | What to clarify |
|---|---|
| Employment or business history | Continuity, ownership, line of work, and changes in income. |
| Existing debts | Required monthly payments and obligations associated with other properties. |
| Closing funds | Source, account ownership, recent transfers, and any funds that cannot be used. |
| Reserves | Eligible assets remaining after closing and the required treatment. |
| Property eligibility | Actual occupancy, condition, appraisal, and any condo project review. |
Illustration: an asset balance is not automatically qualifying incomeA borrower with $800,000 across cash, retirement, and business accounts should not assume the entire balance is usable under an asset method. Access restrictions, ownership, program adjustments, and funds needed at closing can change the result. Request the accepted asset amount and calculation, not only the starting balance.

Ask for the rate, annual percentage rate (APR) where applicable, points, lender fees, credits, lock period and estimated closing funds using the same loan amount and documentation method. Confirm whether the payment can change, whether a balloon is due, and whether any prepayment charge is legally permitted and included in the actual loan.
For a covered consumer mortgage, use the CFPB Loan Estimate guide to compare written offers. Business-purpose investment financing may use different disclosures. Include property taxes, insurance and association dues in your budget even when they are not collected with the mortgage payment.
Non-QM financing can cost more than a conventional option, but the comparison depends on the complete scenario. Review rate, points, lender and broker charges, closing cash, and the payment structure. Ask whether the quoted terms assume documentation or eligibility that has not been verified.
| Topic | Ask before choosing |
|---|---|
| Payment changes | Is the rate adjustable, or does an interest-only period end later? |
| Loan maturity | Is a balance due before the end of the payment amortization period? |
| Upfront versus ongoing cost | How do points or credits affect the initial cash and monthly expense? |
| Rate lock | How long is the lock, what does an extension cost, and what happens if closing moves? |
| Early exit | A Non-QM consumer mortgage covered by Regulation Z §1026.43 cannot include a prepayment penalty. Business-purpose investment financing may have different rules and contract terms. Confirm any permitted charge, duration and calculation in writing. |
| Alternatives | Could standard income documentation support another suitable program? |
Do not rely on refinancing later to make the initial loan affordable. A future loan depends on conditions and eligibility at that time. Choose an obligation you can support under the actual agreement.
Use the quote form’s fields for your loan purpose, property, occupancy, income documentation and timing. In the optional “Property address or other details” box, add what those choices do not capture: why a standard loan did not fit, which supporting records you have, or a credit event and its relevant date. Do not enter account numbers or sensitive documents in this note.

Open the directoryNo. Non-QM loans still require underwriting. An eligible program may accept alternative documentation, but the lender must evaluate the information required for that loan and comply with applicable rules.
No. Borrowers with strong credit may use a different documentation method because of self-employment, assets, or another financial circumstance. Credit remains part of the review.
An eligible bank statement program may use accepted deposits for income qualification. Expenses, ownership, and ineligible receipts can change the calculation, and other documentation may still be required.
Some programs have asset-based methods. Eligible account types, ownership, access, adjustments, closing funds, and the lender’s calculation determine what can be used. A large balance does not automatically establish approval.
DSCR loans are commonly discussed alongside non-QM programs, but an investor loan is evaluated for its actual business purpose and rental property. It is not a substitute for financing an owner-occupied home.
There is no universal requirement across non-QM programs. Credit, equity, amount, occupancy, property, reserves, and documentation must fit the same program tier.
Eligible programs may permit a purchase or refinance, including certain cash-out transactions. Existing debt, equity, documentation, property, and use-of-proceeds requirements still apply.
A later refinance may be possible if you qualify then, but it should not be assumed. Evaluate the current loan’s affordability, costs, payment changes, and exit terms on their own.
No. Self-employed borrowers can qualify for conventional or other eligible programs using acceptable income documentation. Compare those options before selecting Non-QM. The right route depends on the full financial picture, property and loan terms, not employment type alone.
