A home purchase in Florida
You want to understand whether a lender will accept your identification and financial documentation for the home you plan to buy.

An ITIN home loan is financing through a lender that accepts an Individual Taxpayer Identification Number under its program guidelines. Explore the documents and decisions involved, then ask Bennett Capital Partners to confirm whether an available option fits your Florida home-financing scenario.
ITIN mortgage programs exist in the lending market, but their criteria differ. A review should establish a real lender fit before you rely on a down-payment figure, a credit exception or a property approval.

Your earnings may be supported by employment records, tax returns or other documentation, depending on the selected program.
You need to determine whether available credit history is sufficient or whether a lender permits alternative evidence.

Explore this routeAn ITIN is a tax-processing number. Mortgage eligibility also depends on identity, income, credit, funds, property and the requirements of a specific lender.
The Internal Revenue Service issues Individual Taxpayer Identification Numbers to people who need a U.S. taxpayer identification number for federal tax purposes but are not eligible for a Social Security number. An ITIN does not provide immigration status or authorization to work.
An ITIN also does not serve as general identification outside the federal tax system. A mortgage lender may accept it as a tax number within an eligible program while separately requiring identity documents and other borrower information.
The IRS ITIN guidance explains its purpose, eligibility and renewal. Questions about tax filings or immigration circumstances should be addressed with the appropriate qualified professional.
Some portfolio and non-QM lenders have mortgage programs for eligible ITIN borrowers. Their accepted documents, residency criteria, property types and transaction purposes can differ. A program advertised elsewhere is not evidence that it is available through Bennett Capital Partners or for your circumstances.
Ask us to review the basic scenario and confirm a current lender option before relying on any specific terms. The initial discussion should identify the Florida property, intended occupancy, tax number, income method and available financial records.
For broader context, see non-QM mortgage options. Non-QM describes a financing category, while ITIN acceptance addresses a separate part of borrower eligibility.
| Review area | Documents or information to identify |
|---|---|
| Tax number and identity | ITIN assignment or related IRS records and the identity documents the lender accepts. |
| Employment income | Available earnings and employment records, tax documentation and any required continuation evidence. |
| Self-employment income | Business history, tax returns, financial statements or bank records permitted by the program. |
| Assets and funds | Account records showing available funds, ownership and the source of material deposits. |
| Housing and debts | Current housing payment, outstanding debts and credit or payment history. |
| Property | Address, purchase price or value, occupancy and any condominium or unit-count details. |
This is a preparation outline rather than a universal lender checklist. Confirm acceptable documents and time periods before ordering translations, paying for reports or assuming a particular record will be sufficient.
If names or identifying details differ across documents, raise that issue early so the correct supporting records can be requested. Do not substitute another person’s identification or omit information from an application.

A lender may use a traditional credit report or permit another documented approach in an eligible program. Housing payment records and other accepted references may be relevant when the program allows them. The absence of a U.S. credit score does not by itself establish eligibility.
Identify what credit history exists, which obligations are current and how rent or mortgage payments have been documented. Explain any material issue accurately. The lender determines which records are acceptable and how they affect the application.
Different borrowers can receive different requirements because credit, income, property and equity are evaluated together. Do not apply a competitor’s advertised minimum score or “no credit” claim to your own file without a current program review.
The required down payment depends on the available lender program and the complete file. There is no single Florida-wide percentage that describes all ITIN mortgage financing. Confirm the relevant loan-to-value limit and the value used in that calculation.
Closing costs, prepaid expenses, escrow deposits and required reserves are separate from the down payment. Reserves are eligible funds that remain after closing, rather than money spent at closing. Budget for ongoing maintenance and ownership costs as well.
If family members may contribute, ask whether gift funds are permitted, which donors are eligible, what evidence is required and whether the borrower must contribute personal funds. A permitted gift should not be confused with an undisclosed loan.
Down-payment assistance is a separate program with its own eligibility and first-mortgage requirements. Do not assume an assistance program can be combined with an ITIN loan merely because each is available somewhere in Florida.
A primary residence, second home and investment property may follow different rules. An ITIN program should not be assumed to support all three. The same applies to single-family homes, condominiums and two-to-four-unit properties.
For a condo, association documents, building condition, insurance and project eligibility may affect financing. For a multi-unit property, confirm legal unit count and occupancy. A borrower’s accepted identification does not remove property underwriting.
Review condo financing or duplex, triplex and fourplex loans for the property questions, then confirm whether a current ITIN program supports that combination.
A refinance has its own review of ownership, current debt, equity and purpose. Rate-and-term and cash-out transactions are different requests; approval for a purchase does not establish either refinance option.
ITIN financing and foreign national mortgages are not interchangeable. Identification, residency, income location and intended use need to be considered together rather than assigning every noncitizen borrower to one category.
If a lender option fits, compare the interest rate, annual percentage rate, repayment term, points, fees and estimated cash to close. Confirm whether the rate is fixed or adjustable and whether there is an interest-only period or prepayment provision.
A fixed interest rate does not prevent property taxes, insurance or association charges from changing. Obtain property-specific estimates and understand which costs will be collected through escrow and which are paid separately.
Ask which conditions remain after an initial review, what documents have been evaluated and what is still needed for the property. A preliminary financing discussion is different from final lender approval.

Some lenders have mortgage programs that accept an ITIN for eligible borrowers. Approval depends on the lender’s identification, income, credit, asset and property requirements. Ask us to confirm a current option for your Florida scenario.
No. The IRS issues ITINs for federal tax purposes. An ITIN does not provide immigration status or authorization to work, and it is not general identification outside the federal tax system.
The amount varies by lender program, borrower, property, occupancy and transaction. Confirm the applicable requirements along with closing costs and reserves. There is no single down-payment percentage for every ITIN loan in Florida.
Some programs may permit alternative credit or other documented approaches. That must be confirmed with the specific lender. No credit score does not mean no credit review or guaranteed approval.
Potentially, if an available program supports the borrower and documentation. The lender may require tax returns, business records or another permitted income method. ITIN acceptance and income qualification are separate parts of the review.
Some programs permit eligible gift funds with required documentation. The lender determines acceptable donors, evidence, use of funds and any required borrower contribution. Disclose the source of all funds accurately.
No. The categories can involve different identification, residency, income and occupancy requirements. An ITIN alone does not establish the correct mortgage category. Review the full borrower and property scenario.
Those options depend on a current lender program and its property, occupancy and transaction rules. Purchase eligibility should not be assumed to include cash-out refinancing, second homes or investment properties.
