VA loans in Florida. Make a plan for the benefit you earned.

Buying a home or reviewing an existing mortgage? Bennett Capital Partners helps eligible veterans, service members and surviving spouses compare available VA lending options, with attention to entitlement, costs and the Florida property you want to finance.

Connect your VA eligibility with a complete mortgage review.

VA eligibility can open a valuable financing path, but the lender still evaluates your income, credit, obligations and property. We help identify what the Certificate of Eligibility establishes and what remains to be reviewed.

Home purchase

Use an eligible VA purchase loan for a home you intend to occupy under program rules.

Existing VA mortgage

Compare an eligible Interest Rate Reduction Refinance Loan with keeping your current mortgage.

Other refinance needs

Review a VA cash-out refinance or another appropriate option when your goal extends beyond an IRRRL.

What the financing review needs to establish.

Certificate of Eligibility

The COE documents eligibility based on your service history or qualifying status. It is not a final loan approval.

Available entitlement

Prior VA loans, restoration and any remaining entitlement can affect the structure of the next transaction.

Income and residual income

The lender evaluates repayment ability, debts and the income remaining after required expenses under VA rules.

Credit and history

Payment history and lender requirements matter alongside the broader financial file. A single score does not establish approval.

Occupancy and appraisal

The home must satisfy applicable occupancy, valuation and minimum property requirements.

Costs and exemption status

Confirm the funding fee, any exemption, other closing costs and available credits before deciding on the loan.

Choose the VA path that fits the transaction.

Begin with the benefit, then evaluate the mortgage. A useful comparison includes the funding fee, total housing expense, property requirements and your expected time in the home.

Who can qualify for a VA home loan?

Eligible veterans, active-duty service members, certain National Guard and Reserve members, and qualifying surviving spouses may be able to obtain a VA-backed loan. Service requirements differ by service period, duty status and qualifying exceptions. Use the official eligibility review rather than a short universal service-duration rule.

The VA Certificate of Eligibility process explains the records needed for your circumstances. Depending on your status, those may include discharge papers or a statement of service. You can request a COE from VA or ask about lender assistance with the request.

A COE does not confirm a purchase budget. The lender separately reviews the requested loan and the property. Start those reviews together if you have a contract deadline.

Using VA benefits again

VA home loan eligibility is not restricted to a first purchase. Prior use, an outstanding VA loan or a past loss can affect the entitlement available for a new transaction. A payoff alone does not tell the whole story; confirm the COE and any restoration requirements.

  • Share the address and status of each property financed with a VA loan.
  • Provide payoff or sale information when requesting entitlement restoration.
  • If keeping another home, review remaining entitlement, all housing obligations and the new occupancy plan.
  • If considering an assumption, ask separately about release of liability and substitution of entitlement.

Do not interpret remaining entitlement as a lender approval or a guaranteed loan amount. The lender must calculate the transaction using the applicable rules and your complete financial file.

What does a VA loan cost?

VA-backed purchase loans can offer advantages such as no monthly private mortgage insurance and, when applicable requirements are met, no VA-required down payment. A lender may still require a down payment in some circumstances, and an appraisal shortfall or limited entitlement can affect cash needed.

The VA funding fee is separate from other closing costs. The amount depends on the loan type and other applicable factors, unless you qualify for an exemption. Certain borrowers receiving qualifying service-connected disability compensation and other eligible categories may be exempt. Verify the status before finalizing the figures.

Cost or decisionWhat to compare
Funding feeWhether it applies, the verified exemption status and whether an eligible fee is paid or financed.
Loan and settlement chargesOrigination, title, recording, valuation and other transaction charges shown in the estimate.
Taxes and insuranceCurrent property-specific estimates, escrow deposits and any required flood coverage.
Seller or lender creditsPermitted use, restrictions and any effect on the rate or overall price.
Voluntary down paymentEffect on the amount borrowed, retained cash and applicable funding-fee calculation.

Review the official VA funding fee and closing cost guidance and a transaction-specific Loan Estimate. An exemption from the funding fee does not eliminate all other costs.

How credit and income are reviewed

The lender considers stable qualifying income, debts, payment history, assets and residual income. Residual income looks at funds remaining after specified obligations and expenses. It is distinct from the debt-to-income ratio, so a simple online income-to-payment calculation is not a complete VA qualification review.

For military income, disclose expected changes such as separation, retirement, a transfer or a change in allowances. For civilian or self-employed income, provide the records requested for that source. A planned employment change can matter even when your COE remains valid.

Avoid treating an advertised minimum credit score as a complete eligibility test. Lender requirements, credit events, payment history and the rest of the file determine whether an available channel fits.

Occupancy, appraisal and condo considerations

A VA purchase loan is intended for an eligible home under VA occupancy rules, not a vacation home or a stand-alone investment purchase. Discuss deployments, relocation and other circumstances affecting occupancy before assuming a particular arrangement is allowed.

The VA appraisal addresses value and minimum property requirements. It is not a substitute for a buyer’s independent home inspection. If repairs are identified, resolve who completes them, how they are documented and whether they affect closing.

For Florida homes, obtain insurance information early and discuss roof condition, flood exposure and any known property concerns. For a condo, verify VA project eligibility rather than assuming approval under a different mortgage program carries over. Association documents and coverage can still be important to the lender’s review.

Eligible small multifamily purchases require an occupancy and unit-count review. For a property held solely as a rental, compare DSCR loans or other investment financing.

IRRRL and cash-out refinancing are different.

PathStarting pointWhat to review
VA purchaseA qualifying home purchase and available eligibility.COE, entitlement, repayment ability, occupancy and property.
VA IRRRLAn existing VA-backed loan.Required benefit, loan history, seasoning, cost recovery and lender conditions.
VA cash-out refinanceAn eligible refinance transaction, which may replace a VA or non-VA loan.Appraisal, credit and income review, available equity, fees and cash-out rules.

An IRRRL is not a general cash-out loan. A lower payment may partly reflect a longer repayment period, while financing costs adds to the debt. Compare the remaining balance, total costs and time you expect to keep the loan. See our Florida refinance guide for a practical comparison framework.

VA Loans FAQ

Does a Certificate of Eligibility guarantee a VA loan?

No. The COE documents service-based eligibility. The lender must still approve your credit, income, obligations, property and transaction under the applicable requirements.

Can I use a VA loan more than once?

Potentially. Prior use, restoration and remaining entitlement must be reviewed. An outstanding VA loan does not automatically rule out another eligible purchase, but the entitlement and financial calculations matter.

Do VA loans always require no money at closing?

No. Even when no VA-required down payment applies, closing costs, prepaid items, an appraisal gap or other circumstances may require funds. The actual cash requirement depends on the transaction.

Who is exempt from the VA funding fee?

VA provides exemptions for qualifying categories, including certain borrowers receiving service-connected disability compensation. Review your documented status under current VA rules; an exemption does not waive all other closing costs.

Can I buy a Florida condo with a VA loan?

An eligible condo may qualify, but VA project eligibility and lender requirements must be confirmed. Approval under a different mortgage program does not automatically establish VA eligibility.

Is a VA appraisal the same as a home inspection?

No. The appraisal addresses value and applicable property requirements. An independent inspection can help the buyer evaluate the home’s condition in more detail.

Can I refinance a conventional mortgage into a VA loan?

An eligible VA cash-out refinance can potentially replace a non-VA mortgage, subject to program and lender requirements. An IRRRL requires an existing VA-backed loan.

Are VA loans only for first-time homebuyers?

No. Eligible repeat buyers may use VA benefits when entitlement, occupancy, borrower and property requirements are met.
