Interest-rate sensitivity; all other inputs held constant
  • Residential investor method: eligible monthly rent divided by the modeled housing payment. This is not NOI-based commercial DSCR.
  • Rent less housing payment excludes vacancy, repairs, management and other operating costs.
  • Interest-only mode models only the current interest-only payment; it does not project a later payment reset.

How to use this dscr loan calculator

How to use a DSCR loan calculator

Start with eligible rental income and the proposed loan terms. Add property taxes, insurance and association dues even if they are paid separately from the mortgage. The calculator shows estimated coverage, rent needed at your target and a loan amount supported by that ratio alone.

Understand the result

A 1.00x ratio means modeled rent equals the modeled housing payment. A higher ratio creates more coverage, but it does not measure your complete investment return. Vacancy, repairs, management, utilities and capital expenditures can reduce actual cash flow. Compare these costs in a separate property budget.

Match the method to the property

This tool uses the rent-to-housing-payment method often considered for residential investment property. For apartment buildings with five or more units or other commercial assets, use annual net operating income and annual debt service in the commercial mortgage calculator. Ask which rent and payment definitions apply to the lender reviewing your transaction.

Rental DSCR = eligible monthly rent ÷ monthly principal and interest (or interest only), taxes, insurance and association dues.

A simple example. If eligible rent is $3,600 and the modeled housing payment is $3,000, DSCR is 1.20x. That ratio alone does not establish qualification.

What is a good DSCR for a rental property?

There is no universal approval threshold. The required ratio and treatment of rent depend on the lender, program, property and borrower. Enter a target for planning, then confirm how the lender calculates coverage.

Can I model an interest-only DSCR loan?

Yes. Select interest only to use loan amount multiplied by annual rate, divided by 12. The estimate covers that payment structure only and does not model a later amortizing payment or rate adjustment.

Does this tool work for short-term rentals?

You can enter a monthly rent assumption, but vacation-rental income may require a different review from long-term lease income. Seasonal revenue, occupancy and permitted rental use need separate consideration.

Does the supported loan amount mean I can borrow that amount?

No. It is a mathematical estimate based on your target ratio. LTV, credit, reserves, rent eligibility, property requirements and lender review can reduce or otherwise change the available financing.
