Bennett Capital Partners is a mortgage broker. Loan availability and terms depend on borrower, property and lender requirements.

Mortgage options for Aventura homes and condos.

Start with your intended use: primary home, second home or rental. Then compare the loan amount, income documentation and property requirements. A strong borrower application still needs a property that fits the selected program.

Conventional and jumbo loans

Explore conventional mortgages and jumbo financing for a purchase. Credit, income, cash available for closing and the amount borrowed help determine the options.

Condominium financing

Share the building and unit address, association contact and any assessment notices. Our condo financing guide explains why lenders review the project as well as the buyer, including when a different financing path may need consideration.

Self-employed income

If tax returns do not fully reflect your available business income, ask about bank statement loans. These programs still require income analysis and lender review; deposits alone do not establish eligibility.

Investment properties

For an eligible rental, DSCR loans compare qualifying rental income with the proposed monthly housing payment, as defined by the lender. Tell us about association leasing restrictions and your intended rental use. These loans are not for owner-occupied homes.

Foreign national buyers

Foreign national mortgage options have their own documentation and lender requirements. Discuss residency, income sources, funds for closing and the planned use of the home before selecting a program.

Refinancing an existing home

Compare refinance options with your current loan, including closing costs and any prepayment charge on the current or proposed loan. For a condo, updated project documents may be needed even if the property was financed before.

Review My Scenario

Read Aventura condo records alongside the association budget.

For an Aventura condominium, separate three questions: what the building records say, how the association plans to pay for its obligations, and what the lender requires. One document rarely answers all three.

The City of Aventura administers building recertification under Miami-Dade County requirements. Start with the exact address and the City's engineering-report directory. A missing online report is a reason to contact the Building Division, not a conclusion about the property's condition.

Who to ask and what to ask for
RecordWhere to startWhat it helps establishWhat it does not establish
City recertification fileAventura Building DivisionSubmitted reports and the City's recorded status for the building.Approval of your mortgage or the lender's project review.
Milestone inspection and reserve studyAssociation or management company; City for inspection statusStructural findings in an applicable milestone report, and reserve planning in a structural integrity reserve study. That repairs are complete, fully funded or acceptable to a lender.
Budget, insurance and assessmentsAssociation or management companyCurrent financial commitments, insurance documents and adopted assessment terms. The physical condition of the building.
Repair and completion recordsAssociation and its engineer or architect; City for related recordsThe identified work, progress and professional documentation of completion.Automatic eligibility under every mortgage program.
Lender project reviewYour mortgage broker and the reviewing lenderWhether the project meets that lender's requirements for the proposed loan. The property's condition for your purposes. It does not replace your own inspection or engineering advice.

Florida's Department of Business and Professional Regulation (DBPR) explains milestone inspections and structural integrity reserve studies. They serve different purposes: structural assessment and reserve planning. Ask the association and the City which requirements apply to the exact building, and request the relevant reports.

Is the issue missing paperwork or unfinished work?

Illustrative scenario, not a client transaction: A buyer has a preapproval, but the lender still needs the building's inspection report. Obtaining the report addresses the missing document; its contents still need review. If it identifies unfinished repairs, request the scope, funding plan and completion evidence from the association. Ask your broker which conditions remain and whether they affect the proposed financing or timing.

When a lender reviews a condo project for a conventional loan it plans to sell to Fannie Mae, Fannie Mae's project rules require review of each special assessment, including its purpose, status, remaining balance and expected payoff date. If an assessment relates to a critical repair that has not been remediated, the project is ineligible under those rules. Paying the seller's or buyer's share does not, by itself, resolve the underlying condition. Other programs require their own review.

Getting started with your Aventura mortgage.

Our Miami-based team starts with your property, intended use, income documentation and timing. We compare lending sources, explain the requirements and costs, and coordinate your submission. The lender makes the credit and property decisions.

How we help with the condo review

We consider project requirements alongside your qualifications, identify which financing path may fit the project, and help compare the complete ownership cost. Our team coordinates conditions across borrower underwriting, project review, appraisal and closing. You have a point of contact to discuss what remains outstanding.

  1. Explain your plans.

Share the price range, intended occupancy, income type, available down payment and target timing. If you have a contract, identify the financing and closing dates.

  2. Request records early.

Ask management which records are available, what they cost and how long they take. Request the current budget, insurance documents, assessment notices, recent board minutes and applicable engineering, milestone inspection and reserve study reports. Share the association's contact details with us. The selected lender determines the exact package; confirm its questionnaire and document requirements before paying for a new order.

  3. Compare the written terms.

Look at the payment, cash needed at closing and loan costs together. The Consumer Financial Protection Bureau's guide to comparing Loan Estimates helps you compare lender offers. Include association dues, assessments, insurance and taxes in your ownership budget.

Aventura mortgage questions

Do you have an office in Aventura?

No. We serve Aventura clients from our Brickell office at 1101 Brickell Avenue, Suite 800, Miami. View our Brickell office on Google Maps or call to discuss your plans.

Does a preapproval mean the condo building is approved?

No. A borrower preapproval and a condominium project review address different requirements. Ask what has been reviewed, what remains outstanding and whether the letter includes property conditions.

Where can I find Aventura building reports?

Begin with the City's engineering-report directory linked above, then contact the Building Division about the specific address and current status. Ask the association for its reports and financial records as well.

Can I get a mortgage when there is a special assessment?

It depends on the purpose of the assessment, the underlying work, the project and the selected loan program. Bring the notice, payment schedule and available repair records. Neither the assessment balance nor a paid receipt answers the full financing question.

Do these services cover single-family homes too?

Yes. We discuss home purchase and refinance options for eligible properties, including single-family homes. The building-record checklist above concerns condominiums; the documentation needed for another property type may differ.

Is using a mortgage broker always cheaper?

No. Compare written offers, including interest rate, lender fees, credits and closing costs, for the same borrowing scenario. Bennett Capital Partners helps you compare available options; no single lender or program is best for every borrower.
