We are a mortgage broker. The lender determines approval, terms and property eligibility.

Mortgage options for your Sunny Isles Beach property

Start with how you plan to use the home, the amount you need to borrow and how you document income. For a condominium, the lender also reviews the project. A preapproval based on your finances does not settle the building's eligibility.

Primary homes and second homes

Compare conventional mortgages and jumbo loans alongside your down payment and remaining cash. Tell us if the property will be your primary residence, a second home or a rental; the intended use affects the financing review.

Condos and condo-hotels

Our condo financing options depend on both the borrower and the building. If a project does not meet standard agency requirements, we can discuss whether non-warrantable condo financing or a condotel loan merits review. An alternative program still has property, insurance and borrower requirements.

Self-employed and international buyers

Discuss bank statement loans if your income needs a different documentation approach, or foreign national mortgages if applicable. Share your residency, income sources and funds available for closing so the lender's documentation requirements can be identified.

Rental purchases and refinancing

For eligible investment properties, DSCR financing considers qualifying rental income against the lender's defined housing payment. These are business-purpose loans, not owner-occupied home loans. Existing owners can also compare refinance options, using current borrower and project information.

A condo-document plan for your contract timeline

If you have selected a unit, share the address and your financing and closing dates early. Ask your agent or attorney to explain the contract deadlines. Use this sequence to track requests; it is a preparation guide, not a legal deadline schedule or a promise that a loan can close.

  1. When you select the unit

Ask the seller or association manager who handles lender questionnaires, which records are available, and the fees and turnaround for obtaining them. Share that contact with your broker. Identify the building's legal name, unit address, intended occupancy and any hotel or rental-management arrangements before ordering a package.

Next decision: Confirm the selected lender's required documents and questionnaire before paying for a new order.

  2. During your financing review

Request the current association budget, master insurance information, assessment notices and applicable inspection and reserve-study reports. For repairs, request the engineer's findings, scope, funding information and completion evidence. Ask the City about the building's recorded recertification status. Track who owes each item and when it is expected.

Next decision: Have your broker identify which questions remain with the association, City, insurer or reviewing lender. A document arriving does not mean its contents have been accepted.

  3. Before relying on the closing date

Confirm outstanding borrower and project conditions with your broker. Tell the lending team about new assessment notices, changed insurance or new repair information received during the transaction. Ask your agent or attorney about contractual options if unresolved conditions threaten the agreed dates.

Next decision: Obtain the lender's current condition status. Do not treat a municipal record or a seller's statement as mortgage approval.

Two building checks to make in Sunny Isles Beach

Confirm recertification and repair status

The City's Building Recertification Program explains structural and electrical reporting and how to request a property's status. Send the exact building address to info.building@sibfl.net. Ask which reports or completion records remain outstanding for that building.

The City describes different schedules based on building characteristics and age. Confirm the applicable notice and current status rather than calculating a deadline from a listing's construction year.

Ask whether structural-glazing reports apply

The same City guidance separately addresses structural sealant glazing on threshold buildings. For a tower with this type of exterior facade, ask management and the Building Department whether a separate glazing inspection or recertification report applies and whether it is current.

A general building report may not answer that question. If repair work is identified, request the relevant professional documentation and let the lender determine what it needs for project review.

For loans intended for sale to Fannie Mae, its ineligible-project guidance addresses critical repairs and special assessments. Paying an assessment does not by itself resolve an unfinished critical repair. Other financing programs require their own review; none should be assumed to accept an unresolved safety issue.

Clarify rental use before choosing the mortgage

A beachfront condominium offered for short stays may need a different review from a residential second home. Ask about mandatory rental programs, hotel management, occupancy restrictions and the association's leasing rules. Give the lender the actual documents describing how the project operates.

For loans it purchases, Fannie Mae treats projects operated as hotels or motels, or with certain hotel-type characteristics such as rental pooling, as ineligible. A vacation-area address alone does not establish that classification, although Fannie Mae lists resort-area location among the factors that prompt additional lender review. The lender evaluates the project's characteristics and operations. If the unit needs condotel financing, compare that program's permitted use, costs and conditions before committing to a loan strategy.

Confirm any municipal rental requirements separately with the City. Association permission, municipal permission and mortgage eligibility are separate checks.

Discuss My Property

Budget for the building as well as the loan

Compare the mortgage payment with association dues, adopted assessments, property taxes and insurance. Ask your insurance professional to explain the master policy, unit-owner coverage, deductibles and any applicable flood coverage. Keep funds needed for closing and lender-required reserves separate from money you plan to spend after buying.

Use the Miami-Dade Property Appraiser's tax estimator as a planning tool rather than relying on the seller's tax bill. For a deeper explanation of which association records answer which questions, see our condo-records responsibility guide on the Aventura page.

Sunny Isles Beach mortgage questions

Do you have an office in Sunny Isles Beach?

No. We serve Sunny Isles Beach from 1101 Brickell Ave Ste 800, Miami, FL 33131. We do not represent this service-area page as a separate local branch.

Can I start before all the condo documents arrive?

Yes. An initial discussion can cover your plans and potential mortgage options while records are being requested. Tell us which documents are missing. Borrower preapproval does not guarantee that the lender will approve the condominium project.

Does recertification mean the condo is approved for a mortgage?

No. The City's building process and a lender's project review have different purposes. The lender may need additional financial, insurance, legal and repair information even when municipal requirements have been addressed.

Does every glass-front building need the same report?

No. The City's structural-glazing guidance applies to specified systems on threshold buildings. Ask the Building Department and association which requirements apply to the property. Do not infer compliance or eligibility from appearance.

Can a condo-hotel use a standard second-home mortgage?

Do not assume it can. The lender reviews how the project operates, along with occupancy and rental restrictions. For loans it purchases, Fannie Mae treats projects operated as hotels or motels, or with certain hotel-type characteristics such as rental pooling, as ineligible. A condotel program may be considered separately, subject to its own requirements.

What if an assessment is already paid?

Ask what the assessment funded and whether the work is complete. Payment alone does not establish that a critical repair has been resolved or that the project meets the lender's guidelines.

What should I send with my first inquiry?

Share the property address, purchase or refinance goal, intended use and target timing. Mention pending association documents or repair questions. Do not include account numbers, Social Security numbers or financial statements in the public form.

Tell us about your Sunny Isles Beach plans.

Share a property address if you have one, what you want to do and your expected timing. We can discuss which financing options may fit and what information a lender will need.
