We are a mortgage broker. Loan availability and terms depend on borrower, property and lender requirements.

Compare loan options around your use of the property.

A primary home or second home

Review conventional mortgages or jumbo financing based on the requested loan amount, occupancy, income, credit and available funds. The condo project must also meet the selected lender's requirements.

Self-employed income

If traditional income documentation does not fit your circumstances, discuss whether bank statement financing is available for your scenario. Alternative income documentation does not remove the property's eligibility review.

An investment or purchase from abroad

For an eligible rental property, ask about DSCR financing. Buyers living outside the United States can review foreign national mortgage options. Tell us your residency and intended use so we can discuss the relevant documentation and property requirements.

A refinance of your Brickell condo

Compare refinance options with your existing mortgage, costs and goals. Bring any current association notices along with the loan information. Prior financing does not establish current eligibility for a new loan.

If a project does not fit a conventional program, a non-warrantable condo review may identify eligible alternatives. Specialty financing still requires lender approval of the specific borrower and project.

Tell us if you intend to rent the unit, use it seasonally or occupy it full time. Confirm permitted use with the association and appropriate authorities before relying on rental income. For neighborhood research, keep our Brickell neighborhood guide alongside your property shortlist.

Match the unit, the building and the City record.

For a Brickell condo purchase or refinance, start by confirming which property each document covers. The listing's building name, the unit's property record and the association's legal name may appear differently. Ask management to explain any mismatch before relying on the documents.

Brickell is within the City of Miami. The steps below connect Miami-Dade property identifiers with City building records and the lender's review. They can also help with other City of Miami condos. Use our condo financing guide for the broader project-eligibility requirements.

  1. Identify the unit and the association.

Write down the unit address, its folio, the building's street address, the association's legal name and management's contact details. Ask management to confirm which association and building records apply to the unit.

The Miami-Dade Property Appraiser's property search instructions explain that a complete 13-digit folio identifies a property. Searching a condo address without the unit number can display its units. Match the result to your transaction; the unit's tax record alone does not establish the status of building work.

  2. Interpret each City record and its status.

The City's permit-history instructions distinguish a process number assigned to an application from a permit number issued when the permit is pulled. The page links to separate application tracking and explains the iBuild portal permit search. Ask management for the relevant identifier and save the status with its date.

For recertification, request the latest City correspondence from management. The City's recertification process describes a completion letter or a notice with necessary changes after review. Ask what remains outstanding and what documents support the answer.

An issued permit is not proof that work is complete. A municipal approval does not establish mortgage eligibility, and an empty search result does not establish that there is no issue. Ask the City or a qualified building professional about unclear records or conditions.

  3. Hand off the records with the open questions.

Send us the unit and association identifiers, the relevant notices, management's explanation and the latest supporting records. We coordinate the submission to the selected lender and help identify what it still needs. For each unresolved item, note who will answer it and when you expect an update. Ask the lender what additional evidence it needs before relying on a financing or closing date.

If work carries a cost for your unit, include the written amount and payment schedule. Ask how that obligation affects qualification and funds needed at closing. Keep estimated amounts labeled as estimates.

When two documents appear to describe different properties

Illustrative scenario, not a client transaction: A buyer has a unit record and an association notice about building work, but the names do not match. Ask management to explain the relationship and identify the relevant building and record numbers. Give us that explanation with the original documents for the lender's review. Keep the question open until the lender confirms what it needs.

Fannie Mae's project eligibility rules address building conditions and other project risks for loans subject to its requirements. Other programs have their own rules. The City, building professionals and the lender each answer different questions.

Review My Scenario

Work with our mortgage team on Brickell Avenue.

Bennett Capital Partners compares financing options around your income documentation, available funds, property and goals. We explain the financing requirements and coordinate the submission to the selected lender. The lender makes the underwriting decision.

  1. Describe the transaction.

Share the unit address, purchase or refinance goal, intended use and target timing. Tell us which association or building questions are still open.

  2. Review the borrower and project together.

We help identify the financing information to gather. Ask the association for the project records the lender requests, and use the record handoff to track explanations or documents still needed.

  3. Compare written offers and conditions.

Review the rate, fees, credits, cash to close and remaining conditions. The CFPB's Loan Estimate comparison guide explains how to compare lender offers for the same loan scenario.

Brickell mortgage questions.

Can I refinance a Brickell condo?

Potentially. The review considers your loan objective, equity, borrower qualification and current building eligibility. Start with your mortgage statement, association details and any notices of assessments or repairs. Compare the proposed savings with closing costs and the new repayment period.

Can a foreign national purchase a Brickell property with financing?

Programs may be available subject to residency, documentation, funds, intended occupancy and property qualification. Review the scenario before assuming that one lender’s requirements apply to every program. Our foreign national mortgage options explain the initial considerations.

Are all Brickell condos non-warrantable?

No. Eligibility depends on the current condominium project, loan program and transaction. The neighborhood, age or price of the unit alone does not determine warrantability. A borrower preapproval does not establish the building’s eligibility.

Where is your Brickell office?

Our office is at 1101 Brickell Avenue, Suite 800, Miami, FL 33131. Call 305-507-9957 to discuss your plans or view our office on Google Maps.

Does preapproval cover the condo building?

A borrower preapproval does not establish the project's eligibility. Ask which borrower and project conditions remain before relying on financing for a particular unit.

What if I cannot match a City record to my unit?

Ask management for the relevant building address and record number, then ask the City about the search or status. Tell us which question remains unresolved so we can raise it with the lender. Do not infer that no work or issue exists from an empty result.

Can I start without all the association documents?

Yes, you can begin a financing conversation with the property and borrower information you have. Tell us what is missing. The lender may need additional project records before it can determine eligibility or complete underwriting.

Does a local mortgage broker guarantee a lower rate?

No. Compare written offers for the same loan scenario, including rate, lender fees, credits and conditions. Office location does not establish the lowest cost or guarantee approval.
