Annual payment estimates using scheduled mortgage insurance
  • Standard FHA purchase scenario only. County loan limits, credit, property eligibility and program approval are not determined here.
  • Annual insurance uses the standard base-loan, LTV and term tiers. Monthly premium estimates use average scheduled annual balances and exclude financed upfront MIP from the premium base. Servicer rounding may differ.
  • Taxes, insurance and HOA are held constant; they can change. This model excludes special FHA programs, streamline refunds, refinance exceptions, closing costs and prepaid escrows.

How to use this fha loan calculator

Understand the two FHA insurance charges

This standard purchase model includes upfront mortgage insurance of 1.75% of the base loan and an annual premium paid monthly. The annual rate depends on the base loan amount, original LTV and term. Financing upfront MIP increases the starting balance and principal-and-interest payment.

Read the payment and insurance schedule

The headline is the estimated monthly total in the first loan year. Annual mortgage insurance is modeled using average scheduled balances and the applicable duration. With original LTV of 90% or less, standard annual MIP generally lasts 11 years; above 90%, it generally lasts for the loan term while the loan remains outstanding. The schedule reflects those distinctions.

Confirm the property and current FHA requirements

This estimator does not determine county loan limits, credit qualification or property eligibility. A minimum down-payment input does not establish borrower approval. Verify the base loan against the applicable Florida FHA county limit and review insurance, taxes, closing costs and the final terms with your lender. Special FHA products and refinance exceptions need separate calculations.

Base loan = price − down payment. Upfront MIP = base loan × 1.75%. Starting loan includes upfront MIP only when financed. Estimated monthly total adds P&I, annual MIP paid monthly and property expenses.

A simple example. For a $400,000 purchase with $14,000 down, the base loan is $386,000. Upfront MIP is $6,755, producing a $392,755 starting loan if that charge is financed.

Schedule a consultation
Does the calculator include FHA mortgage insurance?

Yes. It includes upfront MIP and the standard annual premium tiers based on base loan amount, original LTV and term. Monthly MIP is estimated using scheduled annual balances; lender or servicer rounding can differ.

Can I remove FHA mortgage insurance when I reach 20% equity?

This model does not use a conventional-PMI cancellation rule. For standard FHA loans under the modeled rules, annual MIP duration is based on original LTV: generally 11 years at 90% LTV or less, or the loan term above 90% while outstanding.

Does the result confirm my FHA loan meets the county limit?

No. Check the applicable HUD county loan limit separately. This calculator does not identify the property location or determine eligibility.

Are the starting interest rate and down payment a loan offer?

No. They are illustrative calculator inputs. Actual rate, required down payment, terms and eligibility depend on the borrower, property and lender review.
