FHA loan limits depend on the property’s county, legal unit count and applicable loan year. For 2026, Florida’s one-unit limits range from $541,287 to $990,150. Miami-Dade, Broward and Palm Beach each have a $667,000 one-unit limit.

Florida FHA Loan Limits by County and Property Size

This guide covers FHA forward mortgages. A county limit is a financing ceiling, not an approval amount. For program eligibility, start with our Florida FHA loans overview.

Data period: HUD’s 2026 county schedule, reviewed October 20, 2026. Mortgagee Letter 2025-23 applies to FHA case numbers assigned on or after January 1, 2026. Recheck the applicable schedule for a later-year transaction.

Choose the county where the property is located, then the number of legal dwelling units. A condominium unit uses the one-unit column; the number of units in its condominium building does not determine its mortgage limit.

Loan Limit Versus Purchase Price

The county limit is not a cap on the home’s sales price. Your base loan amount must fit the applicable limit, and the transaction must also satisfy FHA and lender requirements. Financed upfront mortgage insurance is treated separately from the base mortgage amount. Ask your mortgage broker to reconcile the base loan, financed insurance and total note amount before comparing options.

Illustrative calculation: a $650,000 purchase with a $22,750 down payment leaves a $627,250 base loan. That is below the $667,000 one-unit limit in Miami-Dade, Broward and Palm Beach. This arithmetic does not establish eligibility, an acceptable appraisal or the total cash needed to close. Closing costs, prepaid items and other requirements remain separate.

Use our FHA mortgage calculator to explore payment assumptions, then obtain a transaction-specific review.

Duplex, Triplex and Fourplex Limits

The table lists total mortgage limits for the property, not a separate allowance per unit. A fourplex uses the four-unit column once. FHA financing also requires an eligible occupancy and property, and additional underwriting applies to multi-unit transactions.

For a three- or four-unit purchase, review the rental-income and self-sufficiency requirements with your broker before relying on projected rents. Our two- to four-unit financing guide explains the broader financing options.

Compare FHA and Conventional Financing

FHA and conventional conforming loans use different limit schedules. A loan that exceeds an FHA county limit may still fit a conventional option, depending on the loan amount, down payment and underwriting. Compare the Florida conforming loan limits and the complete costs of each financing structure.

Evaluate mortgage insurance, interest rate, APR, cash to close, reserves and the expected ownership period. A higher permitted loan amount is not automatically the better financial choice. This table does not apply to reverse mortgages or establish the maximum amount for every FHA refinance transaction.

Frequently Asked Questions

What is the FHA loan limit in Florida?

For 2026, one-unit limits range from $541,287 in many counties to $990,150 in Monroe County. Miami-Dade, Broward and Palm Beach have a $667,000 one-unit limit. Use the county and legal unit count for the property.

Is the FHA limit the maximum purchase price?

No. The county limit applies to the base mortgage amount. The purchase price, appraised value, down payment and underwriting requirements also affect the transaction.

Do two-, three- and four-unit properties have higher limits?

Yes. Each county has separate limits for one, two, three and four units. Higher limits do not establish borrower or property eligibility. Owner occupancy and additional underwriting requirements must also be reviewed.

Can I use a neighboring county’s higher limit?

No. Use the limit for the county where the property is located. A nearby city or county with higher values does not change the property’s applicable limit.

Are FHA and conventional conforming limits the same?

No. FHA and conventional conforming mortgages have separate limit schedules and eligibility rules. Compare both using the correct county and unit count.

Do these figures apply to reverse mortgages?

No. This table covers FHA Title II forward mortgages. Home Equity Conversion Mortgages have separate maximum claim amounts and rules.

When should I recheck the limits?

Confirm HUD’s applicable annual limits and the FHA case-number assignment date before proceeding. These figures are the 2026 schedule; they should not be assumed valid for a later year.
