Home Possible loans for eligible Florida borrowers.

Freddie Mac Home Possible offers a conventional financing path for eligible borrowers. We help check the property-based income limit, review acceptable funding sources, and compare the full cost with HomeReady, FHA and other loan options.

Who should consider a Home Possible mortgage?

The program can serve eligible first-time and repeat buyers. It is a repayable mortgage with borrower and property requirements, not automatic assistance.

Income-eligible purchase

Your qualifying income may fit the limit for the property location.

Gift or assistance funds

You need to understand acceptable sources and the obligations attached to them.

Comparing affordable programs

You want to evaluate Home Possible against HomeReady and FHA on the same facts.

Plan your Home Possible mortgage.

Start with the property and income, then work through the funds, costs and lender requirements.

Start with the property address and qualifying income.

Home Possible is Freddie Mac’s conventional mortgage for eligible first-time and repeat buyers. Total annual qualifying income cannot exceed 80% of area median income for the property location. Meeting that limit does not establish credit approval or an affordable payment.

Check the full address in Freddie Mac’s income eligibility tool. We then review the income the lender can use, including employment, self-employment and any eligible rental income. An assistance program may count household income differently.

For a deeper explanation of the calculation, see our Home Possible income limits and guidelines. This page focuses on choosing and arranging the loan.

Match the financing to the home you will occupy.

One-unit home

Eligible fixed-rate purchases can allow 3% down, subject to underwriting, valuation and lender requirements. Closing costs and any required reserves are additional.

With a non-occupying co-borrower, maximum first-mortgage financing is generally 95% through Loan Product Advisor or 90% with manual underwriting. Eligible one-unit adjustable-rate loans have a 95% maximum; ask which terms the selected lender offers.

Two to four units

You must occupy the property as your principal residence. Eligible fixed-rate financing can reach 95% loan-to-value. Above 80% under the applicable loan-to-value measures, the borrower generally needs a 3% contribution from personal funds. Purchase transactions also require landlord education for at least one qualifying borrower.

Condo or manufactured home

These can qualify under separate property rules. Florida condo reviews may require project financials, insurance, reserves and assessment information. Manufactured-home financing follows its own eligibility and loan-to-value requirements; do not assume the one-unit 3% option applies.

Disclose every financed residential property you own. As of the note date, occupying borrowers may not have an ownership interest in more than two financed residential properties, including the home being financed. A property bought solely as a rental does not qualify.

See Freddie Mac’s financing and contribution requirements for the agency rules. Lenders may apply additional conditions.

Which money can cover which cost?

A small down payment is only part of the cash plan. Account for closing costs, prepaid taxes and insurance, initial escrow deposits and any money the lender requires you to retain after closing.

Savings, gifts and grants

For an eligible one-unit home, Freddie Mac does not require a minimum contribution from your own funds. Eligible gifts, grants or subordinate financing can cover permitted costs when the lender accepts and documents them. Gifts require the lender’s gift documentation. A grant’s conditions still matter, and gifts do not automatically replace a required personal contribution on a multi-unit purchase.

Affordable Seconds

An Affordable Second is eligible subordinate financing through an approved assistance program. Eligible sources may include an agency, credit union, certified community development financial institution or qualifying lender program. Property-seller or other interested-party funding is restricted, with specific exceptions under Freddie Mac’s Affordable Seconds rules.

With a qualifying fixed-rate first mortgage, total loan-to-value can reach 105%. When total loan-to-value exceeds 97%, secondary financing must be an Affordable Second. That is combined debt, not a grant or a promise of zero cash at closing.

Review interest, monthly payments, deferral, forgiveness and repayment triggers before accepting assistance. Selling, refinancing or moving out may make a balance due.

Seller credits and sweat equity

Permitted seller credits may offset eligible closing costs, within program limits; they do not replace your down payment. Eligible sweat equity can count toward permitted funds for repairs or improvements documented in the sales contract and appraisal, or shown as outstanding in the appraisal. The labor or materials need an accepted valuation and the work must be certified complete. An informal labor estimate is insufficient, and the credit cannot produce cash back at closing.

Cash on hand and reserves

Freddie Mac permits documented cash on hand for eligible borrowers who customarily use cash, subject to specific verification. Ask the lender before depositing or moving funds. Loan Product Advisor determines reserves for automated loans; manual underwriting requires two months of reserves for two-to-four-unit homes.

Compare the same purchase, payment and holding period.

Ask Bennett Capital Partners Mortgage Brokers to compare available loans using the same purchase price, down payment, credit profile and expected time in the home. Review lender fees, monthly insurance, total payment and cash to close together.

Home Possible and HomeReady

HomeReady is Fannie Mae’s separate income-eligible conventional program. Similar down-payment options do not make the underwriting results or pricing identical. Compare actual lender findings for your file.

FHA and housing-agency programs

FHA has different credit and mortgage-insurance rules. Home Possible is also distinct from HFA Advantage, a housing-finance-agency mortgage channel. Do not assume a Florida assistance offer can be paired with either loan; check the specific homebuyer program and participating lender.

Include mortgage insurance in the comparison

Private mortgage insurance is generally required when the first mortgage exceeds 80% loan-to-value. Home Possible offers reduced coverage requirements for certain loans, but your premium depends on the actual scenario. Cancellation is conditional: paying down the loan does not mean you can remove insurance whenever you choose. Review the CFPB’s cancellation guidance and the loan’s disclosures.

Credit, rental income and education need separate checks.

Underwriting considers the full file

Freddie Mac’s Loan Product Advisor evaluates the application under its automated rules. Manually underwritten loans have separate credit requirements and a maximum 45% debt-to-income ratio. A lender may impose additional standards. Limited credit history is different from missed payments; an advertised score alone cannot establish eligibility.

Roommate income needs an established history

Certain documented rental income can help qualify. Under Home Possible’s specific shared-residence provision, the person must have lived with you for at least a year and continue in the new home. Payment records, relationship restrictions and a 30% qualifying-income cap apply. A future roommate’s promise to pay is not enough. ADU and multi-unit rent follow separate rules.

Complete the right education

For a purchase where all occupying borrowers are first-time buyers, at least one occupying borrower must complete approved homeownership education before the note date. Education also applies when all borrowers establish credit solely through noncredit payment references. Freddie Mac’s free CreditSmart Homebuyer U is an accepted course.

A two-to-four-unit purchase separately requires landlord education for at least one qualifying borrower before the note date. Confirm the accepted provider and keep both certificates when both requirements apply. Assistance programs may impose additional education.

Buying or refinancing: tell us what needs to change.

For a purchase, share the address or target area, proposed borrowers, income sources, available savings and expected gift or assistance funds. We can compare lender options and identify the documents needed before you commit to a funding plan.

Home Possible can also support eligible no-cash-out refinances. These are reviewed as refinance transactions, not as a way to withdraw substantial equity for other uses. Tell us whether your objective is changing the payment, term or mortgage structure so we can assess the appropriate route.

Home Possible Loans FAQ

What is a Home Possible loan?

Home Possible is a Freddie Mac conventional mortgage program for eligible borrowers, with income, property and other requirements. It is a loan that must be repaid.

What income limit applies?

Total annual qualifying income is limited to 80% of area median income for the property location. Check the current address-based result and lender calculation.

Is every household member’s income included?

The mortgage uses the income required under its qualifying rules. A separate assistance program can use a broader household-income definition, so each review must be completed.

Must I be a first-time homebuyer?

No. Eligible repeat buyers can also qualify. First-time status may affect education and other specific requirements.

Can I use it for an investment property?

It is intended for an eligible principal residence. A qualifying multi-unit property occupied by the borrower is different from a property used only as an investment.

Can Home Possible be used to refinance?

Eligible no-cash-out refinance transactions may be considered. The existing loan, property, income and current program conditions must be reviewed.

Can I use gifts or assistance?

Eligible sources may be accepted when documented under the program and lender rules. Assistance may be repayable and must be compatible with the first mortgage.

How does Home Possible differ from HomeReady?

They are separate Freddie Mac and Fannie Mae conventional programs. Both have income and other eligibility rules, but underwriting details can differ. Compare the actual available terms.
