Monthly carrying costs and the separate exit balance
  • This is a fixed-rate, interest-only bridge model with monthly interest paid as it accrues. It does not model retained interest, staged draws or an amortizing bridge.
  • Origination points apply to the requested advance before fees. Financed fees increase the interest-bearing principal. Fees paid from proceeds reduce usable cash. Confirm the fee basis in the proposal.
  • Other secured debt stays outstanding and is held constant through the sale. Debts paid from the advance at closing reduce usable proceeds; exclude those payoffs from retained debt so they are not counted twice.
  • Other monthly carrying outflow can include existing and new home payments, taxes, insurance and HOA. Enter them once and exclude the bridge interest calculated here. Sale proceeds do not deduct carrying costs already paid monthly.
  • Negative sale proceeds mean a modeled exit shortfall. Sale timing, price, extensions, legal costs and future refinancing are not assured. Consumer-purpose residential and commercial bridge financing need separate eligibility reviews.

Put the estimate to work

How to use this bridge loan calculator

Start with the actual bridge structure

This calculator models one fixed-rate, interest-only advance with monthly interest payments and repayment of principal at exit. Identify which property secures the bridge, which debts remain and which payoffs come out of the advance. Financed fees increase principal; fees or payoffs deducted at closing reduce usable proceeds. Loan proposals can use a different fee basis or repayment structure.

Budget for the overlap

Enter the other monthly payments and property costs you expect to carry while the bridge remains outstanding. A buyer moving between Florida homes may need to budget for both properties, including insurance, taxes and association charges. The tool adds bridge interest separately. Extend the modeled period to see the impact of a delayed sale; do not assume an extension will be available.

Test the exit before relying on it

The sale estimate deducts entered selling costs, retained debt and bridge principal from the expected sale price. It excludes monthly carrying costs already paid along the way. A negative result is an exit shortfall. Lower the sale price and lengthen the timeline to examine the risk. Residential consumer-purpose and commercial bridge financing require different reviews, even when the arithmetic is similar.

Bridge interest per month = interest-bearing bridge balance × annual note rate ÷ 12. Net sale proceeds = sale price − selling costs − retained debt − bridge principal.

A simple example. A $200,000 interest-only balance at an illustrative 9% rate costs $1,500 in monthly interest. Over six months that is $9,000 before fees and other carrying costs; the $200,000 principal is still due.

Can I use this for a residential bridge loan?

Yes, to budget an interest-only scenario before discussing the financing structure. It does not determine consumer-loan eligibility, available equity, collateral requirements or approval for the new home mortgage.

Can I use it for commercial bridge financing?

The interest, fee and exit arithmetic can help with a single-advance scenario. Commercial underwriting, NOI, staged renovation draws, lease-up and refinancing need separate analysis. Use the commercial mortgage calculator for debt-service and amortizing-balloon comparisons.

Does the calculator assume my existing mortgage is paid off?

No. Retained debt remains outstanding and is repaid at sale. If part of the advance pays a mortgage at closing, enter that payoff separately and remove it from retained debt so the same debt is not counted twice.

What happens if the sale is delayed?

Increase the exit period to see additional monthly carrying costs. The tool assumes the same rate and approved term throughout; it does not promise an extension or include extension fees, default charges or a future refinance.
