Purchase with improvements
Consider a home that needs eligible repairs or updates before it fits your plans.

A HomeStyle Renovation mortgage can include approved improvements in a home purchase or refinance. We help Florida borrowers review the property, project budget and lender requirements together, from the contractor proposal to the completed-value appraisal.
HomeStyle is worth reviewing when you want a conventional mortgage and the planned work meets program rules. It is not a shortcut around income qualification, property eligibility or contractor approval.
Consider a home that needs eligible repairs or updates before it fits your plans.
Evaluate approved improvements when replacing the mortgage on a home you already own.
Ask about permitted second-home or one-unit investment-property scenarios and the lender’s restrictions.
Income, debts, credit history, assets and occupancy are evaluated under the applicable conventional requirements.
The property type and unit count must fit HomeStyle and lender rules. Condo and manufactured-home scenarios need additional review.
Work must be part of the real property and accepted under the program. The lender reviews the full scope before approval.
The appraiser considers the approved plans. The resulting value and applicable cost limits affect the financing calculation.
The contractor, itemized bid and construction schedule must be acceptable to the lender managing the renovation.
Escrow disbursements, inspections, contingencies and final completion must follow the lender’s documented requirements.

HomeStyle can finance a wide range of eligible permanent improvements, including repairs, remodeling and certain upgrades that are not limited to essential repairs. The work must meet program requirements and be accepted by the lender. A full teardown and reconstruction is outside HomeStyle’s scope.
An improvement being allowed by Fannie Mae does not guarantee that every lender will finance it. Ask about lender-specific project limits and contractor requirements before paying a nonrefundable deposit.
Fannie Mae permits eligible one- to four-unit principal residences, one-unit second homes and one-unit investment properties under HomeStyle. Condos, manufactured homes and other property categories have additional conditions. A lender may support a narrower set of properties or occupancy types.
For a Florida condo, the unit renovation and the project review are separate. Association approvals, insurance, building condition and restrictions on common-element work can affect the transaction. Share the condo documents before treating the renovation budget as the only property hurdle.
Borrower approval still depends on documented income, credit, debts, assets and the applicable loan size. HomeStyle is not an alternative-income or no-documentation program. Self-employed borrowers should establish how their income qualifies before committing to the project.
| Transaction | Valuation basis to review | What still limits financing |
|---|---|---|
| Purchase | The lower of purchase price plus renovation costs or the as-completed appraised value. | Program loan-to-value rules, eligible project costs, loan limits and borrower qualification. |
| Refinance | The as-completed appraised value under the applicable refinance rules. | Existing payoff, transaction costs, project budget, permitted loan-to-value and qualification. |
The project budget is not automatically added dollar for dollar to the property’s market value. If the appraisal or eligible-cost calculation supports less financing than expected, the scope, borrower contribution or financing path may need to change.
HomeStyle has a renovation-cost ceiling tied to the applicable property-value calculation. Request the lender’s current worksheet instead of assuming the entire mortgage or every project expense qualifies. Closing charges, contingencies and draw fees must be allocated correctly.

Provide a signed or proposed itemized contract with labor, materials, permit costs, payment milestones and expected completion. The lender may verify licensing, insurance, experience and the contractor’s capacity to complete the job. A brief estimate that does not describe the work can delay the appraisal or credit review.
Limited do-it-yourself work can be permitted under specific agency conditions, but lenders may disallow it. Do not base your budget on unpaid labor or reimbursement for your own work without written confirmation.
Project proceeds are held in a renovation escrow and released according to the lender’s procedure. Draw requests may require invoices, inspections and evidence that the completed work matches the approved plans. The lender also establishes the requirements for final completion and release of any remaining funds.
The Fannie Mae guide currently allows a renovation completion period of up to 15 months after the note date. This is an agency ceiling, not a promised construction schedule. A lender can set a shorter deadline, and your contract should allow for permits, materials and inspections without assuming extensions will be approved.
Ask what happens if the contractor stops work, a material changes or hidden damage is found. Document the contact for draw administration and the approval process for a revised scope. Keep reserves for costs that the loan cannot absorb.
| Option | Useful distinction | Question to resolve |
|---|---|---|
| HomeStyle Renovation | Conventional renovation financing with eligible occupancy choices. | Does the property, work and lender channel fit? |
| FHA 203(k) | FHA-insured rehabilitation financing, usually for a primary residence. | Which repair category applies and how does mortgage insurance affect cost? |
| Separate equity financing | May allow an existing first mortgage to remain in place. | Is there sufficient usable equity and an acceptable combined payment? |
| Construction financing | Used for projects outside the scope of a renovation mortgage. | How will the build be funded and the loan repaid or converted? |
Compare total costs and retained cash, not just the headline interest rate. A refinance changes the financing on the existing balance as well as the improvements. We can review the options with your current statement, project bid and intended occupancy.

It is a conventional Fannie Mae mortgage option that can combine an eligible purchase or refinance with approved permanent improvements. Borrower, property, project and lender requirements apply.
Fannie Mae permits eligible one-unit investment properties under HomeStyle. Not every lender supports this scenario, and occupancy-specific qualification and project requirements apply.
An eligible condo unit may qualify, subject to project eligibility, permitted improvements and association requirements. The financing review must address the building as well as the work inside the unit.
No single advertised score guarantees eligibility across lenders. Credit, income, assets, occupancy, automated underwriting results and lender requirements must be evaluated together.
Yes, eligible purchase transactions can include approved improvements. The loan amount depends on the program’s cost and value calculations, loan limits and borrower qualification.
Fannie Mae currently permits up to 15 months after the note date, but a lender can require a shorter completion period. Confirm the actual deadline and extension policy for your loan.
Do not assume that. Renovation funds are generally controlled through an escrow and released according to the lender’s draw procedure, with inspections and supporting documentation where required.
No. A complete teardown and reconstruction is outside HomeStyle Renovation. Review construction financing for a new build or a project beyond the renovation program’s scope.
