Hypothetical net wealth at a sale at the end of each year
  • Positive advantage favors buying; negative advantage favors renting under the entered assumptions. Lifestyle preferences and future market outcomes are not predicted.
  • Both paths start with the same available cash. The path with lower upfront costs invests the difference. Each month, the path with lower housing costs invests the savings at the entered return.
  • Home equity is reduced by the mortgage balance and selling costs. Tax deductions, capital-gains taxes, investment taxes, refundable rental deposits and transaction-specific assessments are excluded.

How to use this rent vs. buy calculator

Compare more than rent with a mortgage payment

Buying involves a down payment, transaction costs, property expenses and potential sale costs. Renting can leave more cash available to invest. This calculator gives both paths the same starting cash and invests the difference in upfront costs. Each month, the less expensive path invests its housing-cost savings.

Choose a realistic time horizon

The buying result combines estimated sale equity, after the remaining mortgage and selling costs, with any invested monthly savings. The renting result is the modeled investment balance. A short stay may not provide enough time to offset purchase and selling costs, even when ownership builds equity.

Test the assumptions that matter most

Try lower appreciation, a different expected stay and higher ownership costs. Future home values, rent increases and investment returns are uncertain. The model excludes income-tax benefits, capital-gains taxes and lifestyle considerations. In Florida, use realistic insurance, association and maintenance estimates for the particular property.

Buying advantage = home value after selling costs and mortgage payoff + buyer’s invested savings − renter’s invested savings, at the selected future date.

A simple example. If buying leaves $160,000 in net sale equity and $10,000 in invested savings, while renting leaves $150,000 invested, the modeled buying advantage is $20,000.

What does a negative buying advantage mean?

It means the renting path ends with more modeled net wealth under your assumptions. It does not predict future market performance or account for personal preferences.

How are invested savings calculated?

Both paths begin with the same available cash. The path with lower upfront costs invests the difference. The path with lower monthly housing costs invests that month’s savings at the entered return.

Does the model include selling the home?

Yes. Each annual comparison assumes a sale, deducts the selected selling-cost percentage and repays the remaining mortgage to estimate net home equity.

Does this include tax deductions or refundable rental deposits?

No. Mortgage-interest tax benefits, investment and capital-gains taxes, and refundable deposits are excluded. The rental upfront-cost field is for nonrefundable costs only.
