Depletion-period sensitivity; examples, not available programs
  • Valuation factors and the depletion period are editable examples, not lender guidelines. This is not a Fannie Mae or Freddie Mac eligibility determination.
  • Count only eligible assets you own and can access. Apply each closing-fund, reserve or penalty deduction once; do not also subtract it from the account balance entered above.
  • This model applies valuation factors first, then subtracts the entered deductions. A lender may use a different sequence or asset definition. Do not count both an asset and income from that same asset without confirming the lender’s treatment.

Put the estimate to work

How to use this asset depletion mortgage calculator

Separate account balances from usable assets

Start with assets you own and can access. Cash, marketable investments and retirement accounts may receive different treatment. Set the valuation factors in More assumptions and costs, then enter amounts committed to closing, excluded reserves and additional penalties. This model applies the factors first and subtracts those deductions afterward. Confirm the lender’s calculation sequence.

Compare the depletion period

The selected period converts the remaining eligible balance into monthly income for this scenario. The comparison table shows how the same assets produce different results over different periods. These are mathematical examples, not a list of available loan programs. Asset depletion does not mean the account must earn that monthly amount or that you must withdraw exactly that amount.

Connect the result to a Florida mortgage review

The DTI estimate includes other eligible income, other debts and the complete housing payment. Include taxes, insurance, association dues and applicable mortgage insurance. A lender still reviews credit, property, ownership, access, documentation and program fit. The existing asset depletion article explains these considerations without treating conventional and non-QM rules as interchangeable.

Monthly asset income = max(0, assets after valuation factors − closing funds − excluded reserves − additional deductions) ÷ depletion months.

A simple example. If adjusted assets are $1,200,000 and total deductions are $300,000, $900,000 remains. A 120-month divisor produces $7,500 per month; a 360-month divisor produces $2,500.

Is this a Fannie Mae asset depletion calculator?

No. It is a flexible planning model. Fannie Mae’s employment-related asset guidance has its own eligibility and calculation requirements; other agency and non-QM methods can differ. Enter confirmed assumptions for the program under review.

Do all of my savings and retirement accounts count?

Not necessarily. Ownership, access, vesting, liquidity, penalties and program rules can change the accepted amount. The calculator cannot verify account eligibility.

Why do closing funds and reserves reduce the result?

Funds committed to the transaction or excluded under the selected program may not be available for the income calculation. Apply deductions once and confirm whether the program requires a reserve deduction.

Does the estimated income mean I qualify for a loan?

No. The result is a planning figure. The lender determines qualifying income, the acceptable DTI, documentation and borrower and property eligibility.
