How to use this jumbo loan calculator
Look at cash as well as the payment
A larger down payment reduces the requested mortgage but also uses funds that could remain available after closing. Enter liquid funds before closing and the expected settlement costs. The result shows cash left after those expenses, your chosen reserve target and any surplus or shortfall. Account eligibility and required reserves must be verified for the lender reviewing your file.
Compare down-payment scenarios consistently
The comparison keeps the interest rate, term and monthly property expenses the same so you can isolate the effect of the down payment. Actual jumbo pricing can change with LTV, documentation and loan size. The tool models a fully amortizing purchase mortgage; it does not calculate an interest-only period, ARM resets or refinance savings.
Use the correct loan-limit reference
The 2026 national baseline for a one-unit conforming mortgage is $832,750. Higher-cost counties and properties with more units can have different limits. Enter the applicable FHFA limit to see the additional down payment needed to reach that balance. Staying below a limit alone does not establish conforming eligibility. For Florida luxury homes and condos, use realistic insurance and association expenses.
Cash after closing = available liquid funds − down payment − closing costs. Cash above or below reserves = cash after closing − monthly housing payment × your reserve months.
A simple example. With $600,000 in liquid funds, a $300,000 down payment and $30,000 in closing costs leave $270,000. If your complete monthly payment is $9,000, a personal 12-month reserve target is $108,000, leaving $162,000 above that target.
