Buying a house or townhome
Compare conventional mortgage options with your down payment, income documentation and expected ownership costs in view. An association's dues belong in the conversation even when the property is a detached house.
Bennett Capital Partners Mortgage Brokers helps you compare financing for a Boca Raton home, condominium or refinance. Bring the property details so we can discuss the mortgage alongside association costs, other ownership obligations and the cash you want to retain.

Serving Boca Raton from 1101 Brickell Ave Ste 800, Miami, FL 33131. Company NMLS #2046862.
We are a mortgage broker. The lender determines approval, terms and property eligibility.
The mortgage should fit both the property and the way you plan to use it. Tell us whether you are buying a primary residence, a second home or an investment property. If you already own the home, start with what you want a refinance to accomplish.
Compare conventional mortgage options with your down payment, income documentation and expected ownership costs in view. An association's dues belong in the conversation even when the property is a detached house.
Our jumbo mortgage page explains the income, asset and property review. Share any planned membership payment, renovation spending or other large expense before deciding how much cash to put down. Funds committed elsewhere may change the financing discussion.
A borrower's qualifications and a condominium project's eligibility are separate questions. Start a condo financing review with the unit address and association contact. The lender determines which project records, insurance documents and financial information are required.
Compare refinance options against a specific goal: changing the payment, loan term or available equity. Include closing costs and the time you expect to keep the loan. A lower monthly payment alone does not establish a lower total cost.
Two Boca Raton listings can have similar prices and very different cash requirements. Use the checklist below for each address: record the amount, whether it is upfront or recurring, when it is due and the document confirming it. Compare the completed lists side by side. Mark an unconfirmed cost as unknown, not zero.
| Cost or obligation | What to confirm | Where to obtain it |
|---|---|---|
| Down payment and loan costs | Cash due at closing, deposits already paid, lender credits and any points. | Loan Estimate and the closing professional's figures. |
| Association dues and assessments | Recurring charges, separate associations, approved assessments, payment dates and responsibility at closing. | Association or management documents, with contract and title questions reviewed by the appropriate professional. |
| Club or membership obligations, if any | Whether membership is required, any upfront payment, recurring dues and the applicable written terms. | Current community and club documents. Ask your attorney to clarify obligations that are unclear. |
| Property taxes and other assessments | A purchase-specific tax estimate and any non-ad valorem charges applicable to the parcel. | Palm Beach County Property Appraiser records, tax bill and the assessing authority. |
| Insurance | Property-specific premiums, deductibles and coverage. For a condo, distinguish association coverage from the unit policy. | Insurance professional and association, with lender requirements confirmed separately. |
| Cash remaining after closing | Money left after closing costs and other planned payments, including lender-required reserves where applicable. | Your documented funds and the lender's reserve requirements. |
Confirm any membership requirement in the community's current documents. Do not use another listing's fee schedule as the budget for the home you are buying. Ask when each verified expense is due and whether it is already included elsewhere so you do not count it twice.
The City's residency guidance explains that some Boca Raton mailing addresses are outside City limits. Use the map as a starting point, then confirm the property's jurisdiction with the responsible office before requesting permit records or planning improvements.
For City properties, Boca eHub provides searches for permits, plans, code cases and inspections. Older inactive records may require a City public records request. For an unincorporated parcel, use the county department listed in the Property Appraiser's permit-office directory. Ask that office about unresolved record questions. A permit search does not replace a property inspection or lender review.
The seller's tax bill is useful background, but it is not a reliable forecast of your bill. The Property Appraiser's assessment-cap guidance explains how ownership changes affect assessments. Discuss your purchase and any exemption or portability questions with that office rather than assuming the seller's treatment carries over.
Also check non-ad valorem assessments, which are charges not based on property value. Identify the actual parcel charges, payment schedule and any payoff question. Give the documents to your title professional and mortgage team early; do not assume every charge transfers or is handled the same way.
Once the property expenses are clearer, compare loan options using the same purchase price, occupancy and expected closing date. Ask how changing the down payment affects the loan amount, mortgage insurance where applicable, costs and remaining funds.
A larger down payment leaves less money available for other uses. Keeping more cash can mean borrowing more and accepting different loan costs or requirements. Do not count the same money twice: once for a planned membership payment or improvement budget, and again as funds that must remain available for a lender's reserve requirement.
Use the CFPB Loan Estimate guide to compare the interest rate, loan features, origination charges and estimated cash to close. Check which taxes, insurance or assessments are outside the escrow payment. Your ownership budget should include those direct payments too.
Bennett Capital Partners Mortgage Brokers works with multiple wholesale lenders to help borrowers compare financing options. We discuss the property, intended use, income documentation and available funds, then help coordinate the mortgage process. The selected lender makes the underwriting decision.
For the first conversation, have the property address or listing, purchase or refinance goal, target timing and any known association or membership charges. For a refinance, have your current mortgage terms available. Use our inquiry form for a brief description, not financial documents or account numbers.
If the association has not supplied a fee schedule or a permit question remains open, say so. We can discuss how that missing information affects the financing review while you obtain confirmation from the responsible party. A preliminary conversation is not a loan approval.

Yes. Start with your intended use, approximate purchase budget and available funds. Once you identify a property, update the discussion with its actual taxes, insurance, association obligations and, for a condo, project information. An initial budget does not establish that every property will qualify.
Do not assume it does. Identify the payment separately and provide the written terms. Ask the lender and closing professional how it affects your transaction and remaining funds. Required membership, optional membership and association charges should not be treated as interchangeable.
Yes. The lender also reviews the property and, when required, the condominium project. Provide the building information early rather than treating borrower pre-approval as confirmation of project eligibility.
Ask which options are available for your property and documentation, then compare written loan terms, costs and service. A broker can work with multiple lenders, while a bank offers its own lending options. Neither label guarantees the lowest rate or approval. Bennett Capital Partners acts as a mortgage broker, not as the lender.
Confirm the jurisdiction first. Boca eHub is the City of Boca Raton's system; the county permit office is the starting point for unincorporated Palm Beach County properties. Use the official directory above and ask the responsible department about the records for your parcel.
