Buying a home
Start with conventional mortgage options. For a larger loan amount, review jumbo financing and the lender's documentation and reserve requirements. A higher purchase price alone does not determine the right program.
Bennett Capital Partners Mortgage Brokers helps you compare financing for a West Palm Beach home purchase or refinance. If improvements are part of the plan, discuss the property, proposed work and available funds together.

Serving West Palm Beach from 1101 Brickell Ave Ste 800, Miami, FL 33131. Company NMLS #2046862.
We are a mortgage broker. The lender determines approval, terms and property eligibility.
Tell us whether you are buying a home, replacing an existing mortgage or planning improvements. Bennett Capital Partners compares available loan programs based on your income documentation, property, intended use and cash available for closing.
Start with conventional mortgage options. For a larger loan amount, review jumbo financing and the lender's documentation and reserve requirements. A higher purchase price alone does not determine the right program.
Ask whether a renovation loan could finance both the purchase and the planned work. Share the proposed scope before you rely on a contractor's preliminary price. Property condition, the work and the lender's requirements affect the available financing.
Compare refinance options against your current balance, remaining term and closing costs. If improvements are the goal, discuss the budget and potential use of home equity. A lower monthly payment can still mean a longer repayment period.
For self-employed income, discuss bank statement financing alongside other documentation options. For a condominium, review condo mortgage requirements early; the lender considers the project as well as the borrower.
Use this worksheet if improvements are part of your purchase or refinance. Mark each cost and approval as confirmed, estimated or unresolved so we can discuss eligible financing and cash still needed. If no work is planned, start with the purchase or refinance options above and your current property information.
First confirm the property's jurisdiction. The City of West Palm Beach and the Town of Palm Beach are separate municipalities. Use the City's planning maps and confirm the address with Development Services before applying city-specific guidance.
| What to record | Who can confirm it | How it affects the financing discussion |
|---|---|---|
| Property and proposed work | You and your contractor: address, intended use, existing condition, proposed changes and an itemized preliminary estimate. | Separate the purchase price from work costs. Identify repairs needed before occupancy and improvements you could defer. |
| Historic status, when applicable | City planning maps and Historic Preservation staff: whether the property is individually designated or within a historic district, and which review applies. | Identify design or material decisions that could change the estimate. Do not assume an older house is designated, or that a newer building in a district avoids review. |
| Approval and permit questions | City staff and the project professional: required submissions, remaining decisions and building-permit requirements for the actual work. | Keep unresolved approvals visible when discussing a closing date, work schedule or funding plan. City review does not establish loan eligibility. |
| Funding and cash still needed | Bennett Capital Partners can discuss available programs; the mortgage lender determines eligible costs, conditions and any reserve requirements. | Ask which costs may be financed and which you must pay separately. Keep funds for closing, required reserves and project spending distinct. |
Preparation worksheet, not a loan offer or a city approval. An estimate can change after design, inspection or lender review.
For a property subject to the City's historic-preservation rules, the City requires a Certificate of Appropriateness, or COA, for work that changes the exterior appearance. The scope determines the review path. The City explains that historic review does not cover interior remodeling; confirm building-permit requirements separately.
Use the City's guidance on changes to historic properties with your contractor before relying on a final scope. Ask staff which proposed changes need review and what supporting drawings or materials are required. Keep the City response with your scope and contractor estimate.
The City's historic-preservation FAQ describes a potential exemption from City and County ad valorem tax increases on qualifying improvements and says to apply before starting work. Ask the City and your tax adviser whether the project qualifies and what must be submitted. Keep any unconfirmed benefit out of the mortgage affordability calculation.
If city review changes the proposed work, obtain a revised contractor estimate and bring it back to the financing discussion. Confirm with the lender how the revised scope affects the loan before committing to costs based on the earlier estimate.
Tell us what you want to buy or improve, your timing and which project details are still open.
Discuss My PropertyOur Miami-based brokerage serves buyers and homeowners in West Palm Beach and throughout Florida. For planned work, bring the worksheet to the financing conversation. We compare available loan paths with the estimated project costs and funds you need to retain; the selected lender determines eligible costs and conditions. Update the worksheet when City feedback or the contractor changes the scope.

When comparing a broker with a bank or a direct lender, ask how compensation is paid and how it appears in the loan disclosures. Compare written offers for the same loan amount and loan type, ideally issued on the same day because rates can change daily. Review the interest rate, points, lender credits, fees, cash to close and projected monthly mortgage payment.
The CFPB's Loan Estimate comparison guide explains how to compare offers. A lower tax or insurance estimate does not make a loan cheaper. Broker service does not guarantee the lowest rate or approval.

Yes. An initial conversation can help identify possible loan options and the information still needed. It is not final approval. Make clear which prices, drawings and city decisions remain preliminary so the lender can explain what must be resolved.
No. A city approval addresses the proposed work under the applicable local rules. The mortgage lender separately reviews the borrower, property and loan requirements. Keep both sets of conditions in your planning.
Confirm the jurisdiction first. West Palm Beach and the Town of Palm Beach have different municipal processes. Tell us the exact address so the financing discussion relates to the property you intend to buy.
Start with the property address or search area, purchase or refinance goal, intended use, target timing and available down payment. If work is planned, bring a brief scope and any estimate you already have. We will explain the documentation needed for the programs discussed.
