Programs and terms depend on borrower, property and lender requirements.

Match the loan to the property and your income.

A condo in Downtown Doral and a single-family home can require different financing reviews. Start with the address, how you plan to use the property and how you earn your income. We compare available lending options and explain what each lender needs to evaluate.

Conventional and jumbo mortgages

Compare conventional financing with jumbo loan options when the amount exceeds the applicable conforming limit. Your down payment, credit, income, reserves and intended occupancy affect the available terms.

FHA and VA purchase options

Ask whether an FHA loan or, for an eligible borrower, a VA loan belongs in your comparison. These programs have separate borrower and property requirements. Review the current mortgage program directory before narrowing the list.

Condo financing

For a condominium, the lender evaluates the project as well as your application. Share the building address and association contact early. Our condo loan guide explains the documents and financing paths that may apply.

Self-employed borrowers

Discuss your business income before choosing a program. Eligible bank statement mortgages use a different documentation approach from tax-return-based financing. Business expenses and the funds available for closing still need review.

Investment or refinance plans

For an eligible rental property, DSCR financing evaluates qualifying rental income alongside property expenses and lender requirements. It is not for a home you intend to occupy. If you already own the property, compare refinance options with your current loan, including closing costs and any prepayment charge.

Have an address or price range in mind?

Review My Scenario

Compare the full cost of owning in Doral.

Two listings at the same price can leave you with different monthly expenses. Use this checklist for each address before deciding what payment fits your budget.

Mortgage payment
Compare principal and interest, any mortgage insurance and the repayment schedule using the same loan amount and terms.
Property taxes
The seller's bill may not predict your taxes after purchase. Use Miami-Dade's tax estimator for a planning figure. New parcels may be missing; confirm the property's status and anticipated assessments before relying on the estimate.
Association dues
Request the current HOA or condominium dues, any separate master-association charge and notices of special assessments. Ask what is included, what you pay separately and whether an increase has been adopted.
Community development district charges
Downtown Doral has a community development district. Check whether the specific parcel is in a district and what assessments apply. These are separate from association dues. If a CDD assessment is already included in the tax-bill total, do not add it a second time. Confirm whether the county estimate already reflects any CDD charge for the parcel.
Insurance and cash needs
Get property-specific insurance quotes and confirm required coverage with the lender. Separately budget for closing costs, required reserves, moving expenses and repairs; those funds are not interchangeable.

Ask the lender which expenses will be escrowed and which you will pay directly. Keep the tax estimate, association statements and insurance quotes together so each cost is counted once.

Check the address before financing deadlines.

The property's records can raise questions that affect the loan review or your budget. Start these checks while you have time to ask the seller, association or responsible agency for clarification.

  • Before relying on previous work

    Request the right permit history.

Confirm that the property is within City of Doral jurisdiction. The City's building records cover 2004 onward; its records guidance refers earlier requests to Miami-Dade County's archive. Ask about open permits and work that needs clarification before budgeting further improvements.

Bring: the address, folio number, available plans and unresolved permit questions. Read Doral's records-request instructions.

  • Before settling the insurance budget

    Use address-specific flood information.

Doral provides a flood-zone information request using an address or folio number, along with an elevation-certificate lookup. Share available records with an insurance professional and discuss coverage costs before your inspection and financing deadlines.

Bring: the property's flood information, any available elevation certificate and insurance quotes. Open Doral's flood resources.

  • When considering a condominium

    Start the association review early.

Your income and credit are only part of the review. The lender may need the project's budget, reserve information, insurance and notices about assessments or repairs. The documents depend on the project and loan program; borrower pre-approval does not establish project eligibility.

Bring: the association manager's contact information and any documents the seller has supplied. We can help identify the package the lender needs. See Fannie Mae's Full Review guidance.

Doral mortgage questions.

Do you have an office in Doral?

No. We serve Doral from our Brickell office at 1101 Brickell Ave Ste 800, Miami, FL 33131. You can check Company NMLS #2046862 and Philip Bennett's NMLS #1098318 through NMLS Consumer Access. Our Florida mortgage broker license is MBR3891.

Does it cost more to use a mortgage broker?

Not necessarily. Compare written Loan Estimates for similar loan amounts and terms, including the interest rate, origination charges, lender credits, mortgage insurance and cash to close. Ask how broker compensation is paid and how it affects the offer; lender-paid compensation does not mean the financing has no cost. The CFPB's Loan Estimate comparison guide explains what to review.

Is a townhouse reviewed the same way as a condo?

Do not rely on the listing label alone. Ask the lender to confirm the legal ownership structure from the declaration and legal description. That helps determine the applicable project and appraisal review. Fannie Mae's project standards distinguish condominium and planned-unit-development ownership.

Can I start before choosing a property?

Yes. We can discuss your budget, documentation and financing options while you are looking. Keep a separate cost checklist for each property you consider. A preliminary discussion or pre-approval does not replace the lender's final review of you and the selected property.

What should a business owner prepare?

Start with how the business earns revenue, your ownership share and the income records you have available. The lender will specify whether tax returns, bank statements or other records are needed. Gross deposits are not automatically qualifying income, and business operating funds need to remain distinct from money available for the transaction.
