Fannie Mae loan requirements for Florida borrowers.

Fannie Mae eligibility involves more than a credit score and a loan limit. This guide explains how income, debts, assets, occupancy and the property fit together so you can prepare for a conventional mortgage review.

How Fannie Mae loan requirements apply to your application

This page focuses on eligibility for single-family conventional mortgages. It is separate from our broader conventional loan comparison and from commercial multifamily underwriting.

Preparing an application

You want to understand which financial and property records matter.

Reviewing a condition

You need to distinguish an agency rule, a lender requirement and an unresolved document request.

Comparing programs

You want to identify whether standard conventional, HomeReady or another route is appropriate.

What the financing review needs to establish.

Eligible income

History, stability, documentation and expected continuance must be established.

Credit review

Automated underwriting and manual underwriting have different requirements.

Assets and debts

Funds must be documented and obligations properly included.

Property category

Loan size, occupancy, unit count and project eligibility affect the result.

Separate the requirements from the assumptions.

A clear application identifies the applicable program and underwriting method, then documents the facts supporting that review.

You apply through a lender, not directly to Fannie Mae.

Fannie Mae purchases or guarantees eligible mortgages originated by lenders. Its requirements help define which loans can be delivered to it. The lender still reviews your application and can have additional requirements.

This guide addresses residential mortgage eligibility. The Fannie Mae Multifamily Guide applies to a different lending business and should not be used as the qualification checklist for a typical home purchase. For financing a larger apartment property, use our multifamily loan page.

Automated and manual reviews are not interchangeable.

Desktop Underwriter, commonly called DU, evaluates the application using multiple risk factors. Current Fannie Mae guidance does not require a minimum credit score for DU casefiles. Manually underwritten loans follow separate minimum-score and eligibility rules. Lenders and mortgage insurers can apply additional requirements.

Interpret the underwriting status
Status or termWhat it means
DU findingsAn automated underwriting result with requirements and conditions that must be satisfied.
Manual underwritingA review under the applicable manual eligibility and documentation rules.
Lender requirementAn additional policy of the lender handling the application.
Final approvalThe lender has completed its required review, subject to the actual approval conditions.

A DU result is not unconditional funding approval. See Fannie Mae’s credit-score requirements for the current distinctions.

Use income the lender can document and support.

Income must be evaluated for stability, history and expected continuance. Salary, overtime, commissions, business earnings and rental income do not all follow the same calculation. Provide the relevant records rather than relying on a single annual total.

The actual obligations and qualifying income are determined under the applicable rules. See Fannie Mae’s income guidance.

Keep funds traceable and separate their purposes.

Document the funds used in the transaction
PurposeWhat to establish
Closing contributionAvailable, acceptable funds for the required cash to close.
Gift or assistanceEligibility of the source and the required documentation.
ReservesEligible assets remaining after closing when required.
Other property obligationsFunds and debts associated with additional financed properties.

Do not count the same money both as cash spent at closing and as a reserve remaining afterward. Explain transfers and unusual deposits with supporting records.

The borrower and property must qualify together.

Confirm the county, legal unit count, occupancy and loan purpose. Conforming loan limits are published by FHFA and vary with the relevant property category and location. A condominium can also require a separate project review.

A second home, investment property, manufactured home or two-to-four-unit property can have requirements beyond those for a standard one-unit principal residence. The most favorable rule for one property category should not be applied to another.

Use the FHFA conforming loan limit resource and our condo loan guide where relevant.

Ask which requirements still need to be satisfied.

  • Which Fannie Mae product and underwriting method are being used?
  • Which income sources and debts were included in the calculation?
  • What borrower, asset and property conditions remain?
  • Are any requirements lender-specific rather than agency-wide?
  • What information could change the proposed terms or eligibility?

Fannie Mae Loan Requirements FAQ

Can I get a mortgage directly from Fannie Mae?

No. Borrowers apply through a lender or mortgage broker working with a lender. Fannie Mae purchases or guarantees eligible mortgages after origination.

Are Fannie Mae loans the same as FHA loans?

No. Fannie Mae supports eligible conventional mortgages. FHA is a separate government mortgage-insurance program.

Does Fannie Mae require one minimum credit score for every loan?

No. Current DU casefiles and manually underwritten loans follow different credit requirements. Lender and mortgage-insurer requirements can also apply.

Does an Approve/Eligible result mean the loan is finished?

No. The lender must validate the application information and satisfy the findings and other borrower, property and closing requirements.

Can self-employment income qualify?

Yes, when it meets the applicable documentation, history and calculation requirements. The amount accepted may differ from gross receipts or a borrower’s estimate.

Do all borrowers need the same reserves?

No. Reserve requirements depend on the transaction, property, underwriting result and other applicable rules. Confirm what must remain after closing.

Does Fannie Mae approve every condo?

No. Eligible conventional financing can require the unit and project to meet applicable requirements. Borrower eligibility alone does not establish condo eligibility.

Where can I compare the available loan options?

Use the conventional mortgage page for financing structures and cost comparisons. HomeReady and HomeStyle Renovation have separate program pages and eligibility requirements.
